Leeson Street Apartment in Dublin 2.
This job consisted of modernising a very spacious (and what appeared to be a very dark) apartment into something much brighter and more spacious on what turned out to be a modest budget.
We created 2 ultra-modern shower rooms in the footprint of the original bathroom. Every inch of space was measured and measured again! Success or failure depended on having an end product that functioned well. We created extra internal space in the bathrooms by simply having the doors open outwards. Disposing of the bath tub was a concern but most people never actually use the tub, so very large shower areas were a very good option. Because of the small areas involved photography was not easy! However, each new shower room consists of a large shower cubicle measuring at least 800mm X 1200mm, each with a downpour shower and hand held option along with shelving and a custom made shower screen which folds completely out of the way, to allow for maximum freedom of movement for the occupant when not using the shower. Pull-out laundry drawers were installed underneath the sink, space saving lavatories and concealed storage behind mirrored doors were installed in each room. Each room has 2 options for lighting, a hairdryer, an illuminated magnifying mirror, a radio - operated by the light switch, concealed shaver's plug, cold air fan (to help cool the occupant after a hot shower). And just to be very sure that we never run out of hot water, we installed an instant electric shower as a back up to the enlarged hot water cylinder which is serves the pumped showers. We also removed the open plan kitchen and created a new, separate, completely redesigned kitchen with 2 new points of access. We created a new recessed dining alcove with a mirrored wall which really enhances the space. We also installed a huge mirror at the end of the hall which creates the illusion of even more space and light.
We repositioned various doors for better circulation.
We created a new laundry room off the hallway which had ample extra space in unused recess which previously held nothing more than clutter and junk.
We also installed "afterthought double glazing" which is a tremendous benefit for heat insulation, noise reduction and privacy.
We redecorated the entire in soft sheen white to bounce light.
We also removed the heavy, dark wooden Venetian blinds and surprise, surprise the whole place burst into light!
