worth moving the bathroom upstairs?

Hi all!

We’re looking to buy a house that currently has 3 bedrooms upstairs and the house only bathroom downstairs, and before we commit to purchase we wanted to get an idea what the prospect of reconfiguring the upstairs would likely be, so moving the bathroom upstairs but still retaining 3 bedrooms.

Can anyone advise if this looks possible and is even worth doing for the cost? We’re thinking about it in terms of resale within the next 3 years, we’re not bothered about making a profit but don’t want to pay for costly work that may not pay itself back.

Split big bedroom into 2 bedrooms & put bathroom in what is now the small bedroom plumbing should be relatively easy as it's quite close

Few options, but it depends if you need a bath and who's using which rooms? (kids, adults, guests etc)

You could Jack and Jill Master and second biggest bedroom. Plumbing is a long way away from kitchen, downstairs bathroom.

Next is small bathroom at the back using current bedroom door and adding one next to it.

Next option you could easily pinch a bit more from the long bedroom by moving the wall

If you're looking to just add a shower + loo, could you squeeze it in the cupboards and just move the bedroom door a bit?

Radical option... making double fronted master bedroom

All really depends if you love the 6x2.6m bedroom to be honest!

Opt 2, 3 & 4 would be the easiest plumbing wise and a bathroom upstairs always adds value (unless you actually remove a bedroom) and in this case you'd only be making one smaller.

HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way.

About your plumber saying "plumb layout is confirmed". That is a load of rubbish. It's fairly easy to move drains around (yes he might have to rip up some walls, but he can also do off-the-wall installations to avoid that). In a small bath proper placement is of the utmost importance!!! If you have the bathtub and shower next to each other that will be much better and then the glass separator idea should work. padmaramachandran's (see post above) setup sounds more reasonable to me as well (see first picture below). This is similar to your setup but as you have more space you could put in bath tub and shower where the picture only shows a bath tub. Also if you do it that way you could theoretically have a bidet or a wider wash basin (small double perhaps too). Example layout: Do you need a bathtub in the guest bath? If not you have a lot more room to work with. E.g. for a double wash basin and large walking shower and a bidet (2nd picture). Example of off-the-wall installation for toilet and bidet and a large walking shower. Finally if you ignore this advice and do it the way you planned ;) then I suggest you really thing about that glass separator. Doing it right will make a lot of difference (see 3rd picture). You could create an ensuite by borrowing space from the second bedroom, accessing it from the master. I would create one large luxury family bathroom by joining the current bathroom and the adjoining room into one. If you don't want to lose a room, you could swap the purpose of the two rooms, creating a medium sized bathroom and a small box room/study (expensive for some benefit). Lastly, if you really want to maintain the number of rooms but gain a bigger bathroom, you could move the family bathroom to the bottom, right-hand room, if plumbing allows. Hope this helps.

Three bedrooms will always be worth more than 2. If there is enough headroom I would take loft stairs up above the main staircase - from the cupboard position. Leave a landing and corridor to the bathroom and partition off a tiny bedroom/nursery/study. A lot depends on which way your roof is pitched. I would get a few loft companies in to tell you what is possible within a limited budget. If and when you get the money it might be possible to close the existing back door and refigure the kitchen units to allow a lobby and door opening out toilet and use the toilet door as your back door. A downstairs toilet is heaven sent when you have children!

Definitely worth putting a bathroom above the existing bathroom for ease of plumbing, and it will add value.
