Floor plan advice please!

Hi, I would really love to hear what anyone might suggest for our first floor plan. There are currently 4 bedrooms and one small bathroom (the smallest room).
We would like to keep 3-4 bedrooms and squeeze in 1 ensuite for the master bedroom. Any ideas?

Comments (0)hi all, i'm finalising floor plans for single storey new build. We like the layout generally but there are a few niggling things that we need advice on. 1. The sliding door /patio doors are in the family room- there is no door out from kitchen. Would people recommend having this in Kitchen OR Leaving it as is in the family room. 2. The hotpress /linen store size? is it too small? and also it's position accessing through utility. would people recommend this or not? 3. The exterior look has a mono pitch roof on the kitchen diner family room- would people recommend full height in kitchen diner and then reduce for family room? or vice versa. 4. The width of the kitchen family diner is 4.8m- is this enough to allow for island or should we consider going to 5m deep? 5. In general the house is North facing, do people feel that we are maximising light through use of windows and position of living areas? ( that's v general question-but i feel more could be done) I'd appreciate all opinions advice as I really don't want to make any obvious mistakes that I'll regret. thanks very much....See MoreFlooring Advice Please
Comments (1)Hi, I hope the renovation is going well! To answer your question - No, it would not look jarring. It is becoming more and more common to have one or two feature rooms using the herringbone style and to use straight plank in the other joining rooms. With regards to the flow of the flooring, once the woods are of a similar colour, this should not be an issue. Comments (0)We are in the process of buying this house and ive ideas of how to make it work best for our young family but it would be great to get some thoughts on my proposed layout. Any advice would be hugely appreciated. On the right we are thinking of making the drawing room smaller, adding a wall and creating a pantry which can be accessed through the utility room. On the left we are thinking of adding a wall to the dining room to make half the room an office and the rest of the space a boot room. The w/c is tiny and under the stairs with steps down so this needs to change. I was considering adding a w/c when you come in on the right of the door as the 'studio' is just dead space - pic attached. In the kitchen I'm also considering knocking the wall to the living room to make this more open plan and potentially doing a v small extension off the kitchen for a playroom that would lead out to the garden. My two boys are under three so I want the playroom to be as near the kitchen as possible. Excuse my very simplistic drawing - hopefully it explains what I'm trying to articulate. 9 years agoYes. We are putting in a new stairs. Decent budget but it's for the whole house renovation and repair+ extension to rear so can't go too crazy. I'll attach a copy of the ground floor plan so you have a better idea. The main plumbing would be on that back wall where original kitchen is on the right hand signing facing out back window. Thanks

9 years agoThis might give you three more evenly sized bedrooms - each with a pair of wardrobes - one with an en suite bath/shower room... It's a bit of jiggling - but IMO would be worth it ! (The blue single line is TV )
