Loft or side return??

Moving into my very first house, small Victorian terrace. Having a bit of a conundrum though and was wondering if anyone had advice. As you can see from the layout the only indoor bathroom is off the bedroom. There is a toilet downstairs but access is from outside only. Our options, with a very limited budget, are to do something with the side return to try to encapsulate the outside toilet or do a loft conversion and turn the bedroom into an open plan study or tiny bedroom. What would you suggest? I kind of like having an ensuite but we also have a lot of visitors. Also might sell at some point so need to consider that too. Need help!

You could also put a corridor from the front bedroom to the bathroom. Dinner guests would still have to go through a bedroom but overnight guests could use the bathroom without going through other peoples bedroom

Three bedrooms will always be worth more than 2. If there is enough headroom I would take loft stairs up above the main staircase - from the cupboard position. Leave a landing and corridor to the bathroom and partition off a tiny bedroom/nursery/study. A lot depends on which way your roof is pitched. I would get a few loft companies in to tell you what is possible within a limited budget. If and when you get the money it might be possible to close the existing back door and refigure the kitchen units to allow a lobby and door opening out toilet and use the toilet door as your back door. A downstairs toilet is heaven sent when you have children!

I hope you can talk her out of that. The walls are beautiful and there will be glue to remove and a price to pay if you ever want to go back. Most people are removing their paper not putting paper up. Many houses have dated paneling and don't look this nice around the fire place. I still think the middle area would look good grey to match the grey around the opening of the fire place. It would look like a visible chimney. I do like lofts/ industrial looks so this appeals more to me than some people. Show her pictures of red brick walls in loft studios and what they are doing with colors on the interior walls and she can get ideas of what color she wants. This probably sounds odd to you but I l like the dirty spot on the bricks. I wish some pros would weigh in.

DO NOT USE DRUNK TANK PINK FOR A ROOM! Sorry, Groveraxle, but further down in the site you linked to it said, "Prisoners did respond and calmed down, as hoped, initially. Major goof: If they hung around too long, they became even more violent." Some police depts. have a pink room, but are cautioned not to let anyone remain in it more than 1 hour. Hi Pam, didn’t notice you’re dilemma before, just had a look at it. Milky Way mural sounds interesting. Although I’m a bit confused as to which wall you were thinking of putting it on. Is it the long wall where the fireplace is? The mural itself is most likely to be very dark in colour and like you say quite difficult to tie in with traditional furniture. But it could work with with jewel tone soft furnishings (emerald green, teal, wine red etc. in sumptuous fabrics like velvet and silk). You also say you have a conservatory garden wall mural upstairs on the landing, I imagine this to have a lot of green colours so I think anything downstairs should also have an element of green to link the colours through the house and create a better flow. Personally I wouldn’t put it on the fireplace wall as I think it would be too overbearing but the area where the dining table is would be nice and you could link it on the other side of the partition with paint colour and art. Was definitely thinking you need a rug in front of the sideboard as you come in from the hall. If you build out at ground floor initially - but with the aim to build a second floor later on - this could allow a larger kitchen, dining area, loo with laundry area and improve your living area significantly. Then when funds are available at a later date - add the extra space upstairs to include an ensuite and /or extra bedroom as seems necessary at that time ! Just be sure to let architect know that this is phase one and it needs to lead on smoothly to phase two in a few years !
