basement level renovation would love ideas please

We are looking to renovate the basement level of this Victorian property. The rear of the space is south west facing so I would love to make use of the light and build a small extension to square off the space, and have an open plan kitchen, living, dining area with a concealed pantry, utility and playroom and bathroom. I was thinking double French doors would open out to the garden from this space. Would love some suggestions on the layout if anyone has any ideas. Thank you!

Is the back garden level with the entrance (middle) level, level with the basement…. Or somewhere in between?

The trim in your rooms is outstanding. To "tie the rooms together", the one thing I would do is install chair rail the same color as the existing trim. The horizontal lines of chair rail will move the eye around the room and into the next room creating a flow. Chair rail is relatively inexpensive, easy to install and would be wonderful compliment to your existing beautiful trim.

Hi. I think the overall look is good. Large tiles do make a room feel bigger as the pattern is less busy however I've seen the hex tiles in small bathrooms and they seem to work as your inspiration pic shows. I would probably lose the flowers though if I'm honest. Do you want the window for light or ventilation? Could a decent extractor be sufficient? I'm thinking that back ŵall could look quite busy. Is there any opportunity to change the layout? Moving soil pipes can be a little costly but could the sink be moved although ideally the loo would be hidden round the corner. You can pick up some great looking vintage or vintage style taps on ebay although unsure if the quality of the repro ones, If the layout can't be changed maybe have a corner loo and ŵall hung trough sink and put some storage in on the rhs as you come through the door depending on how you plan for the shower to open

Hi - its such a big and important project, i really think you need to sit down with a good kitchen designer and fully tease out your requirements and then look at every possible layout option. by sitting down with someone, they will draw each possible layout to scale in front of you and that way you will be able to see the pros and cons of each design. it makes decision making much easier best of luck with the project Barry

A few things I would change from experience...instead of a single and double door I would spend the extra money and put in a bifold corner section...would open up the space so much more. as for the kitchen...completely flip your design...put your breakfast bar closer to the window...make it large and multipurpose with the hob in it and then put your main band of cabinets either left, right or behind? We have recently restructured our existing cabinets to this layout and put in new countertops and it works far better than before!

So the thought is that on the entrance level we will have an office, formal sitting room and guest bedroom with bathroom. Personally I think it’s a pity to use the grandness of the rooms on the middle level for an office and guest bedroom and then put the principal rooms on the lower level where the ceiling is lowest.

Assuming the kids are old enough to have bedrooms on a different floor I would give them two big bedrooms and their own sitting room on the lower level. Have the principal rooms on the entrance level with balconies leading to the garden.

And then the top level could be a grand master suite and a guest bedroom.

I also really like what your neighbours have done- in a different way they have grand principal rooms and great access to the garden

I was thinking in the basement we will do a small extension with light filled roof lights and higher ceiling in the kitchen area and make the room at entry to feel more like a snug sitting room. We would keep the three bedrooms on the top floor but do need a guest bedroom on the entrance level floor as regularly have grandparents staying with us. However we would also use this additionally upstairs sitting room for the purpose of the grandparents staying so they have their own space within the house too

With the renovation we are thinking we will move in asap and live on the upper two floors while the basement is being renovated and the kitchen extension is going in. We will see how long this takes and see what costs are first
