Jane Kim ArchitectA custom millwork piece in the living room was designed to house an entertainment center, work space, and mud room storage for this 1700 square foot loft in Tribeca. Reclaimed gray wood clads the storage and compliments the gray leather desk. Blackened Steel works with the gray material palette at the desk wall and entertainment area. An island with customization for the family dog completes the large, open kitchen. The floors were ebonized to emphasize the raw materials in the space.
The CousinsThe new basement is the ultimate multi-functional space. A bar, foosball table, dartboard, and glass garage door with direct access to the back provide endless entertainment for guests; a cozy seating area with a whiteboard and pop-up television is perfect for Mike's work training sessions (or relaxing!); and a small playhouse and fun zone offer endless possibilities for the family's son, James.
Emerick ArchitectsUpon entering the penthouse the light and dark contrast continues. The exposed ceiling structure is stained to mimic the 1st floor's "tarred" ceiling. The reclaimed fir plank floor is painted a light vanilla cream. And, the hand plastered concrete fireplace is the visual anchor that all the rooms radiate off of. Tucked behind the fireplace is an intimate library space.

Sustainable KitchensThis shaker style kitchen is painted in Farrow & Ball Down Pipe. This integrated double pull out bin is out of the way when not in use but convenient to pull out when needed. The Concreto Biscotte worktop add a nice contrast with the style and colour of the cabinetry.

Let's Talk Kitchens & InteriorsThis contemporary alfresco kitchen is small in footprint but it is big on features including a woodfired oven, built in Electrolux barbecue, a hidden undermount rangehood, sink, Fisher & Paykel dishdrawer dishwasher and a 30 Litre pull-out bin. Featuring cabinetry 2-pack painted in Colorbond 'Wallaby' and natural granite tops in leather finished 'Zimbabwe Black', paired with the raw finished concrete this alfresco oozes relaxed style. Marie Burgos DesignEstablished in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. After an impeccable renovation, the magnificent loft building’s original arched windows and exquisite cornice remain a testament to the grandeur of days past. Perfectly anchored between Soho and Tribeca, Spice Warehouse has been converted into 12 spacious full-floor lofts that seamlessly fuse old-world character with modern convenience.
Steps from the Hudson River, Spice Warehouse is within walking distance of renowned restaurants, famed art galleries, specialty shops and boutiques. With its golden sunsets and outstanding facilities, this is the ideal destination for those seeking the tranquil pleasures of the Hudson River waterfront.
Expansive private floor residences were designed to be both versatile and functional, each with 3- to 4-bedrooms, 3 full baths, and a home office. Several residences enjoy dramatic Hudson River views.
This open space has been designed to accommodate a perfect Tribeca city lifestyle for entertaining, relaxing and working.
This living room design reflects a tailored “old-world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance.
The design choices are a combination of neutral, modern finishes such as the Oak natural matte finish floors and white walls, white shaker style kitchen cabinets, combined with a lot of texture found in the brick wall, the iron columns and the various fabrics and furniture pieces finishes used throughout the space and highlighted by a beautiful natural light brought in through a wall of arched windows.
The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually.
As soon as you enter, a comfortable Eames lounge chair invites you in, giving her back to a solid brick wall adorned by the “cappuccino” art photography piece by Francis Augustine and surrounded by flowing linen taupe window drapes and a shiny cowhide rug.
The cream linen sectional sofa takes center stage, with its sea of textures pillows, giving it character, comfort and uniqueness. The living room combines modern lines such as the Hans Wegner Shell chairs in walnut and black fabric with rustic elements such as this one of a kind Indonesian antique coffee table, giant iron antique wall clock and hand made jute rug which set the old world tone for an exceptional interior.

MAKHNO studioDive into an exquisite blend of modern design and industrial aesthetics in this luxurious bathroom. The moody tones of rich charcoal and burnished copper envelop the space, while the understated elegance of the concrete basin stands as a statement centerpiece. Illuminated by focused spotlights, every detail, from the textured walls to the seamless glass partitions, radiates a serene and opulent ambiance.

Warrington + RoseHuntsmore handled the complete design and build of this bathroom extension in Brook Green, W14. Planning permission was gained for the new rear extension at first-floor level. Huntsmore then managed the interior design process, specifying all finishing details. The client wanted to pursue an industrial style with soft accents of pinkThe proposed room was small, so a number of bespoke items were selected to make the most of the space. To compliment the large format concrete effect tiles, this concrete sink was specially made by Warrington & Rose. This met the client's exacting requirements, with a deep basin area for washing and extra counter space either side to keep everyday toiletries and luxury soapsBespoke cabinetry was also built by Huntsmore with a reeded finish to soften the industrial concrete. A tall unit was built to act as bathroom storage, and a vanity unit created to complement the concrete sink. The joinery was finished in Mylands' 'Rose Theatre' paintThe industrial theme was further continued with Crittall-style steel bathroom screen and doors entering the bathroom. The black steel works well with the pink and grey concrete accents through the bathroom. Finally, to soften the concrete throughout the scheme, the client requested a reindeer moss living wall. This is a natural moss, and draws in moisture and humidity as well as softening the room.
