Ground floor remodel and extension ideas

We want to make space for an office, downstairs toilet, living room and a kitchen diner space. We are considering doing a 2m extension to the rear of the property.

My thoughts were to knock through from the kitchen to the garage to make the living room, use the remaining garage space for the office and then the rest of the space for the kitchen diner but I don’t know where doors should go or if this is the best use of the space. Need some more creative thinking

Is the garage the same floor level (preferably a bit lower because adding insulation would level it)? Ceiling height? Single brick? Single storey?

And please post the upstairs floorplan as well.

It’s slightly lower. Ceiling height is the same as the rest of the ground floor. There is a storey above it.

You could create an ensuite by borrowing space from the second bedroom, accessing it from the master. I would create one large luxury family bathroom by joining the current bathroom and the adjoining room into one. If you don't want to lose a room, you could swap the purpose of the two rooms, creating a medium sized bathroom and a small box room/study (expensive for some benefit). Lastly, if you really want to maintain the number of rooms but gain a bigger bathroom, you could move the family bathroom to the bottom, right-hand room, if plumbing allows. Hope this helps.

I like the idea with the pink highlighted edge. This opens u the kitchen dining space but keeps the lounge and study separate as you wanted. I would add bifold doors if possible along the back wall of the dining room to make it feel even bigger. Hope this helps

Thank you so much for coming back to me, I really appreciate it. We are now thinking a max 30 sq metre extension and we'll have to tear down the poorly constructed extension that's there at the moment that houses the kitchen and utility etc. The front room will be a formal Living room and the next room which is currently the dining room will become the open plan living dining kitchen. I need to include a utility playroom and office in there somewhere too

We are in the process of buying this house and ive ideas of how to make it work best for our young family but it would be great to get some thoughts on my proposed layout. Any advice would be hugely appreciated. On the right we are thinking of making the drawing room smaller, adding a wall and creating a pantry which can be accessed through the utility room. On the left we are thinking of adding a wall to the dining room to make half the room an office and the rest of the space a boot room. The w/c is tiny and under the stairs with steps down so this needs to change. I was considering adding a w/c when you come in on the right of the door as the 'studio' is just dead space - pic attached. In the kitchen I'm also considering knocking the wall to the living room to make this more open plan and potentially doing a v small extension off the kitchen for a playroom that would lead out to the garden. My two boys are under three so I want the playroom to be as near the kitchen as possible. Excuse my very simplistic drawing - hopefully it explains what I'm trying to articulate. Would really love some thoughts

Some ideas, both without extending:

1. Walk into a hallway with wc and storage under the stairs. Kitchen becomes office+laundry. Garage becomes kitchen, open plan towards living.

2. New front door location, wc partially under the stairs, hallway with laundry towards staircase, office on the side. New living room door in the center of the open plan, closed off back door to create lounge area with tv.

Thanks so much! I was considering adding a porch to put downstairs wc and utility boot room. Wonder if it’s best to move the front door for it too
