Weighing up the idea of a small side return extension, limited to the diagram due to the neighbours party wall.
This is my plan, very grateful for any insights. Not sure if I’m trying to squeeze too much in around the island area, but can’t see another way of fitting everything in?
If I am reading your sketch correctly then the blue line is your new extension wall. Is it not possible to extend all the way to the end where the 3.1m dimension is shown? If that is the line of the extension then you are not gaining an awful lot of space. I think you would get a table and chairs in the new bit but not convinced about the desk area. How wide is the extension?
That’s right, so the reason why the extension wouldn’t go all the way to the end is because that is the length of the Neighbour’s party wall, which we would be attaching on to.
How much new space would you have width wise? What are you planning for the other side of the wall where the desk is situated? I think a long run of units and an island is a really good use of the available space. What is the arrangement of the brickwork opposite the desk bottom left? Is it a fireplace or a niche or recess?
I was thinking tall cabinets for the other side of the where the desk is (kitchen side). This then creates a nice zone for that desk which is semi-private. The recess at the far left side is due to pipe work, it could definitely be re-routed but I thought it might be a useful cupboard regardless? Oh and I forgot to add big doors opening out to the garden at that end too. Currently it’s a window.
It will look lovely and be well worth it. I like the idea of a bank along the back wall. Yes make a cupboard out of the recess containing the pipework. The only tight sqeeze you might have is the dining table and a desk in the new extension. That said it depends on the size of the table and the desk size. You could have quite a long island too if you wanted.
