Floor Plan Dilemma.... all suggestions welcome

Hi, we have been in our new home now 12 months and are planning to change the layout of the ground floor. We dont need an extension but feel we just need to make better use of the existing space. We have three kids under 10 so want to maintain a family space and adult area. We have had two architects round with some initial suggestions however we still don't feel we have a solution. I have seen some great suggestions on here so thought I would post. Highlevel our brief would be:

Biggest issue is the access from the front to the back of the house as not a huge fan of the walkway through the front room. Having lived her over 12 months we rarely sit in the front room and it is more a larger corridor.
Open plan kitchen/dining/family space.
Would like to review the access to the rear garden and look at patio doors etc
Ideally maintain a front room/snug for a toy free space!

All suggestions are appreciated as just looking for ideas. We have a budget that should cover a new kitchen and some beams and alterations but not limitless!

Do you want to keep your garage? If not, you could incorporate that into the house to provide a nice big hallway with access to front lounge as well as to the kitchen, as well as having storage space. There's a few different ways to reconfigure it, but all depends on if you can lose a garage.

Other option would be to put up a partition wall in the front lounge to create a hallway that is separate so you're not walking through the room itself - simplest would be to create the new hall on the right side of the lounge, following on through from the existing entrance hall and straight into kitchen. But another option would be to put in a new front door where the current lounge window is and make a hallway from there into the dining room - you lose some of the window/light into the lounge though.

Would knocking through between kitchen and dining give you enough space for open plan kitchen/living dining - the living area might have to be more broken plan into the sunlounge? Patio doors from dining area into garden seems an obvious answer.

It might be useful to post what the architects have come up with and why you don't like their ideas.

Jen, are you sure everything is in proportion? I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. As I said, I regret we didn't; our house is great, but it could've been even better!

Your house is very attractive but a little TLC is required. If possible depending on budget limitations, I would do the following to soften the edges and add a manicured, polished yet homely feeling to the house: Area needing attention: Front door and surrounds Issue: Lack of a focal point, has no presence and appears to recess into the house • Remove all potted plants from outside the front door • Remove the seat from under the main window • Rent/borrow a water power washer to clear away the moss/weeds • Paint the front door (if wood) a dolphin grey colour and add a door wreath (radiates warmth) • Purchase 2 potted Bay trees (Laurus Nobilis) to be placed either side of the newly painted front door to frame the doorway • Put up a postbox on the wall to the right of the front door • Add 2 external candle lanterns to enhance the ambience for house viewings

island design dilemma

Currently designing island unit for open-plan kitchen in terrace house. My query is should I opt for (a) sink in island. Have two kids so concerned about it being a messy focal point (b) hob- as House is terrace with no direct access to external wall extractor fan could be an issue or (c) no sink or hob and just using island for prep and eating. Concern with this is will the 3 meters of space behind enough to accommodate sink and hob. Also not sure I want to be facing wall when cooking and washing dishes. All views welcome and any other thoughts on design?

This is what I've been considering for flooring. I love parquet but am worried the pattern will make the house look smaller. I prefer warm tones. The paint colour is Shermin Williams Alpaca if that helps.
