Help please - rear extension/permitted development

Does anyone know, in the UK the rules around permitted development that let you extend 3m, if your house is not flat across the back then where does the 3m start from?

On the attached floor plan, the original footprint of the house includes the utility room (but not the bit next to it) so would the 3m permitted development start from the back wall of each original wall ie a wonky extension or does it start from the rear most wall in which case we could add another 3m across the whole back of the house?

Thanks for this Sarah, all it ever seems to say though is ‘Single-storey rear extensions cannot extend beyond the rear wall of the original house* by more than four metres if a detached house; or more than three metres for any other house.’

But what I can’t tell is whether it is each rear wall or the rear most wall…

Definitely art deco. This is a hard one. From houzz pictures, it looks as though you could extend the Juliet floor out and then add a roof but a builder would have to figure that one out. You could have another roof line on the side and have your porch there and access it from inside, which might turn out even better as you would have a great summer entertaining spot. Have you put in Art Deco in exterior photos? Great ideas.

You could create an ensuite by borrowing space from the second bedroom, accessing it from the master. I would create one large luxury family bathroom by joining the current bathroom and the adjoining room into one. If you don't want to lose a room, you could swap the purpose of the two rooms, creating a medium sized bathroom and a small box room/study (expensive for some benefit). Lastly, if you really want to maintain the number of rooms but gain a bigger bathroom, you could move the family bathroom to the bottom, right-hand room, if plumbing allows. Hope this helps.

It makes me cross that people think they have a right to make some quite negative comments on this post. Masmccar76 put these photos on because she thought people would like to see a genuinely lovely transformation of her garden. Instead there have been some downright nasty comments. The rules may have changed but when we built our extension the wall adjoining our neighbour had to be completely within our own boundary. It looks as if your neighbour has continued along the party wall and therefore half the depth of the wall is on your land. It might be worth getting a chartered building surveyor to check it out as otherwise it may cause difficulties when either you or your neighbour come to sell. If I'm wrong about this maybe a professional on here could correct me. Other than that I think you should make the best of the little private courtyard it has afforded you by using plants in pots and climbers to soften the wall.

It's measured from each part of the original wall - so your second option is the correct one. Unless the bit next to the utility was done before 1948?

Planning Portal states you can extend up to 6m, or 8m if detached, within permitted development rights.

You’re right you can extend 6/8m but you need Prior Approval from the LPA and they consult with the neighbours

Is there a reason you're looking to restrict yourselves to be within permitted development? It's not that difficult to get planning permisison if what you want isn't strictly within the limitations of permitted development.
