Fireplace/Dinning/Stair/Open Plan

I'm knocking down the kitchen wall to create am open plan living, kitchen, dinning area. As I have a little one and want line of sight and free movement. The house is small so it doesn't make sense to put a wall up.The picture shows the wall that's coming down. And I'm now planning to put the fireplace (free standing) on the right hand long wall, with a cabinet next to it. And considering a bench that does from the edge of the fireplace all the wall to the kitchen peninsula. This will be dinning seating as well as additional living room seating.On the other wall will be the sofa. However there is a bulkhead from the stairs that overhang this side and therefore the door doesn't fully open. What should I do about the door?Overall does this feel like the best use of the space? Planning to hide the t.v in the cabinet next to fireplace. I barely watch it so don't need it out often.
All old furniture that came from my previous larger house. So please ignore all that. Have a sofa in mind once I sort put final designs

If you knock the wall down you’ll have an open space, but will lose a run of kitchen units which are currently against that wall. I’d put a bookcase in the gap behind the door, it looks as though there would be room next to the radiator. If anything I’d make a hatch in the wall in question so you can see through, but don’t lose the advantages of a wall to put things against. Hatches went out of fashion a good while back, but we had one when our children were young and it was really useful as I could see/hear what was going on in the other room!

HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way.

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. Thank you so much for coming back to me, I really appreciate it. We are now thinking a max 30 sq metre extension and we'll have to tear down the poorly constructed extension that's there at the moment that houses the kitchen and utility etc. The front room will be a formal Living room and the next room which is currently the dining room will become the open plan living dining kitchen. I need to include a utility playroom and office in there somewhere too

I don’t think your plan for a playroom is an economical plan. Firstly it’s an additional small room- this house has enough rooms for any family- what you need is larger rooms. You have stated you want a kitchen with an island- the space you currently have won’t accommodate an island but if you did extend the kitchen this will likely add far more to the resale value. The rooms at the back of this house have two doors to the patio- you intend putting the playroom just here meaning you loose the best route to your garden most likely resolved by replacing the Dining room window with French doors….. and moving the radiator, replacing the floor and building a new patio! The living room at the back of the house could be a playroom for the next few years- perhaps you should make an aperture to the dining room to keep an eye on the kids.

Hi Angie, thank you so much for your reply. The plan is to do something like the picture below, though integrated appliances and a slight change of colour scheme/material of table. At the moment they're currently only base cabinets on that wall, so all I lose is one cabinet where I'm moving the fridge to (currently where the 'walkway' will be). I did consider a hatch and saw some lovely styles with beams etc to really elegant the room. However, I moved in here 7 weeks ago and I cannot tell you how much times it's frustrated me that I have to leave the table and walk round to the kitchen I.e my little one wants milk instead of water to drink, drops cutlery on the floor and needs a replacement, needs another napkin etc.

The gap next to the radiator is quite small, however there's another one under the window so to be honest I have no issue capping this off, or changing it for a really slim tall one. Bookcase sounds like a good idea. Could do with the toy storage!
