Is it better financially speaking to lose some of the box room for the loft conversions stairs (making the box room too small to be listed as a bedroom when selling later) or would it be better to to make the larger bedroom next door slightly smaller by moving the wall? Thank you.
It may cost too much with moving plumbing- but would you get a bigger bedroom if you put the staircase in loosing a bit of the front small bedroom, but then turning that into the bathroom- then if you square off the entrance to the current bathroom would it be a bigger third single bedroom?
in my experience adding a double (master bedroom with ensuite) in the loft will outstrip any financial loss on reducing an already small single room, but as advised, check with your local agents and research other houses in your area. estate agents will advertise the room as a 4th bedroom if a single bed can be put in and has a window, i think the minimum sq meter recommendation is 4.64 mtr sq.
in many 1930 properties this is a popular solution, also ive seen the bathroom converted into two, the rear of the bathroom serving the rear bedroom as an ensuite and a shower room acessed from the landing, helps if you have a combination boiler as the traditional airing cupboard can be removed.
Our house had this done before we moved in by losing some of the second bedroom (but it can still fit a double bed which i think is important). If by losing some of the boxroom you can instead create a wfh/desk area that might be quite attractive for future buyers - or more importantly you if you're not planning on selling in the near future!
