Can you build a small guest house on this property?

Love the design of this house, everything about it is sleek and fabulous. Do you think it has room for a small guest house on the side. Love my house! Rosa Stein

i doubt it - your lot is maxed out side to side - I'm glad u like, we do too - lots of copies around now aye?

About your plumber saying "plumb layout is confirmed". That is a load of rubbish. It's fairly easy to move drains around (yes he might have to rip up some walls, but he can also do off-the-wall installations to avoid that). In a small bath proper placement is of the utmost importance!!! If you have the bathtub and shower next to each other that will be much better and then the glass separator idea should work. padmaramachandran's (see post above) setup sounds more reasonable to me as well (see first picture below). This is similar to your setup but as you have more space you could put in bath tub and shower where the picture only shows a bath tub. Also if you do it that way you could theoretically have a bidet or a wider wash basin (small double perhaps too). Example layout: Do you need a bathtub in the guest bath? If not you have a lot more room to work with. E.g. for a double wash basin and large walking shower and a bidet (2nd picture). Example of off-the-wall installation for toilet and bidet and a large walking shower. Finally if you ignore this advice and do it the way you planned ;) then I suggest you really thing about that glass separator. Doing it right will make a lot of difference (see 3rd picture). Melissa, when I said footboard, I meant this. It has a portion of the bed that extends beyond the mattress edge. You posted a bed that had something at the foot section of the bed. By platform, I mean a bed that has a hard area and only a mattress on it. Like this. It does not extend beyond the edge of the mattress, but does not have a box spring. It is also lower to the ground. The picture you posted was a high profile bed and box spring. It was not on a typical bed frame. A standard bed frame, used with box spring and mattress looks like this. Virtually invisible and does not extend out beyond the mattress/box spring set. That being said, I'd recommend you get a headboard that is not too big for your space. Neither in height or depth (distance from the wall). I would also not get a mattress frame that extends beyond the size of the mattress. Sorry to have not been clear before.

Thank you both. The staircase does actually have a turn in it, near the top. And we are planning glass doors in the hall to the kitchen so you can see all the way from the front door out through to the garden! I'm not sure about opening up the playroom & family room. We would really value an 'adult' room at the front of the house for TV in the evenings, and somewhere to close off the kid's toys! We could also use the playroom as a 4th bedroom/guest room if necessary. Thanks again

We regularly fit these systems on the houses we do as well as solar panels especially on new builds. we are not a solar company but always advise our customers on these option as they can save you a great deal of money as well as a tax free income. Air source heat pumps Like ground source heat pumps, air-to-water ASHPs work better with underfloor heating systems. If underfloor heating is not possible, large radiators should be used. This is because the heat generated by the heat pump is not as high as that produced by a conventional boiler, so a larger surface area is needed to achieve similar temperatures in your home. Air-to-water heat pumps could be better suited to new-build properties than retrofit - this is because costs could be reduced if the heat pump is included as part of the building specification, rather than having to retrofit underfloor heating later on. Heat pumps can save you more on your heating bills if you're replacing an electric, oil, LPG or coal system, rather than gas. A well-insulated house is essential to best optimise the heat generated by your ASHP - otherwise the heat the pump is generating escapes more easily. Once in place, the heat pump should require little maintenance. Air-to-water heat pumps qualify for the Renewable Heat Incentive (RHI). Air source heat pump costs and savings ASHPs are cheaper than ground source heat pumps. The Energy Saving Trust (EST) estimates that the cost of installing a typical ASHP system ranges between £7,000 and £11,000. The payback period (the time taken to recoup the cost of the system in energy savings) depends on how efficiently your system works, the type of system you're replacing, whether you can get money with the RHI and how you'll be using the heat generated from the pump. The EST says that an average performing air source heat pump in an average four-bedroom detached home could save: between £360 to £555 a year if replacing oil (non-condensing) between £1,200 and £1,805 a year if replacing LPG (non-condensing) between £715 and £1,295 a year if replacing electric heating (old storage heaters).
