Garage conversion

Hi everyone

Hope all is well. All are set for X'mas? Shopping all done?

This site and many on here have been a HUGE HUGE help to me. To name a few, such as Jonathan and Betty, God bless all of you

I have settled in, few issues about bath etc but overall seems ok, fingers crossed

I wish to convert the garage, which seems wont need planning permission. Spoke to First Port, who managed the estate and this is what they said

'As a rule, such conversions are permitted provided the garage door is retained as a façade such that the illusion of a garage is retained'

Any ideas on how to go about and any recommended garage conversions specialists in the West Midlands region?

It depends on what you’re planning to use the converted garage for but my first thought is if this type of garage ‘door’ would be allowed. It would give much more light to the living space within.

My sister converted her garage into a utility and cloakroom, leaving about one third of the front, nearest the garage doors, as storage. Accessible from inside and outside. She then changed the garage door to a more traditional 2 door type with windows at the top. Planning were happy with it as it still looked like a garage. This is the sorting thing she has but a single garage and she colour matched it to the front door.

Jen, are you sure everything is in proportion? I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. As I said, I regret we didn't; our house is great, but it could've been even better!

Hi 👋🏻 help please :) I am About to embark on our first home renovation and it’s already making my head hurt! We have a 3 bed semi d built in the 50s and are hoping to extend by 3.5 -4 metres out the back, convert the garage and build over it to create a bigger 3rd bedroom and a small 4th. I’m finding it so difficult to finalise the design downstairs - we want an open plan kitchen dining, a decent utility, guest WC and place for the kids and us to Hang out. We are keeping the sitting room at the front as a separate sitting room and using the garage conversion as a study/office. You need to get a builder to visit the house with you and give you a rough quote. Very important to do this before you buy. No one here can tell you what the costs as there are too many variables but id say you'd be lucky to get change from 150k.
