Extension - layout ideas please

Hi, an option we have been looking at is extending out 2.5 metres the whole width of the house which is nearly 8 metres.

i have mocked up a floorplan with the walls needed knocked down (picture below) And the extension added on.

Does anyone have any layout ideas for us? would need to include kitchen (with island or peninsula with hob on), dining room and seating area. i have left off doors to outside and window(s) because that would depend on what goes where. the square in the middle would be a 40cmx 40cm pillar.

any suggestions would be greatly appreciated. thank you.

Instead of a 8m x 2.5m extension consider one that is 4m x 4m for a more useable space without the same concerns about a pillar

I like the idea with the pink highlighted edge. This opens u the kitchen dining space but keeps the lounge and study separate as you wanted. I would add bifold doors if possible along the back wall of the dining room to make it feel even bigger. Hope this helps

Hi David, If you could provide photos of the property that would be very helpful. Also, as jonathandb1972 said, any plans would be greatly appreciated here, so there is something to work with. If no plans available, even a crude drawing will be useful to help visualise the layout. What style would you like to achieve? (contemporary, country etc.). You said you'd like the extension to incorporate your current kitchen. What else would you like to have there, as it is going to be 2 storeys extension? Bedroom with en-suite? If you provide more information I can create couple of ideabooks for you to start with.

In the main I agree with Patricia. I would move the dining table to the living area, move the living area to the kids room, move the island a little more to the right so it is just a little more over than the width of the entrance walkway, at the moment it is more to the left and almost interrupts the entry flow enough to keep catching your self on the edge, with the table moved it will allow this, plus there may be enough room for more storage on the right hand wall decorative or practical and naturally shallower than standard depth, consider what it would be used for then you can make an informed decision on depth. The island sink and bin are not far from the tall unit pantry and fridge, so no I don't think they are to far away, whatever you get from these places are to be opened probably by the sink or bin, or opened to eat from the packaging. Also why would you have a log burner and an aga in the same room unless your aga is an electric one? They both give of tremendous heat, an aga is constant and unless you have planned for other oven types it will be year round so summer as well, as Patricia mentioned bare in mind how the sun transits your house, where it's position is when you will be in these areas which I'm guessing will be most of the time. I know plenty of people who gave had " improvements revamps etc" to their kitchen dining living spaces with plenty of regrets, loads of glass to bring the outside in, underfloor heating and an aga, the underfloor heating is switched off you can't zone it to where you want it, and the aga gives of to much heat with the glass combined, all the hard surfaces, no acoustics were considered by the so called "architects" sound is a problem too, something else to consider, someone else had to have some of their new kitchen change to make room for an air conditioning unit because of the heat, this is very expensive to run constantly, summers are almost unbearable, these things also affect materials being used such as leather and wood drying out and cracking/splitting. Layout dilemma/ possible kitchen extension or remodel

Hi, advice gratefully received. Love our new house, but the ground floor layout is not great. Long narrow kitchen facing east, garden is big so scope to extend. As it stands you come in from the hall into the lounge to get to the kitchen. I would like to have some separation so that the lounge can be closed when desired. Perhaps some double doors? I was thinking to use a chunk of the lounge and knock through into the kitchen which would also allow more light. Lounge is lovely and light, kitchen is dark after lunch. Ideal solution would be a side extension, but drains and pipes in the way so worried about the cost.. Would only require about a metre wide along the actual kitchen which I would then face towards the garden and create a sitting area. Any ideas welcome P.S. Conservatory is a junk room at the moment, facing a fence on the right hand side. The garage is used as a utility.

Hi, we recently did similar. Ours was a 3.5m extension the full 8m width of our house.

1. You have an L-shaped kitchen with a pantry and an island.

2. Living room and dinning at the other end with Bifold doors opening to the garden on the same floor.

3. A utility room and downstair wet room between the extension and the original house.

If you're willing I can help with the initial floor design. As this is what I do.

Thank you Jonathan, this has given us some ideas. If 4m we would need to extend the other side due to access to the garden from the front of the house, plus maybe more likely to be approved. We could switch it to the other side but still knock the walls down on the right (keeping the walls between dining and current kitchen) to make a bigger space. We could move the toilet to the converted garage if we split it to be a ’lootility’.
