Downstairs layout suggestions

Hello…we’re looking to extend and would love to hear suggestions as to how we could improve this layout. Current house is up to the dotted line, we’re thinking of extending around 4 metres to have a second study/ guest room and open plan kitchen/ diner/ living space. How would you alter this layout please? Would love to see photos of similar layouts/ kitchen size 😊

Where is your main entrance and what is the aspect.

Front door is at the end of the hallway between the living room and study. Living room is south facing, extension at the back is north facing

I like the idea with the pink highlighted edge. This opens u the kitchen dining space but keeps the lounge and study separate as you wanted. I would add bifold doors if possible along the back wall of the dining room to make it feel even bigger. Hope this helps

Hi We are lucky to have bought a new house It is very large which we didn’t necessarily want but in great location and properties very hard to come by There are sea views from upstairs What we really want is to have better flow down stairs and upstairs Downstairs takes priority over upstairs Any suggestions welcome We are a family of five I was thinking of opening up the kitchen to sitting room The Back is south west facing which is good The two upstairs offices are not currently used or even plastered They cannot be accessed from upstairs and actually that is ok for now as you can see space is not an issue other that maybe zoning off some so we don’t have to maintain as much My husband also currently works from home and we have a lot of visitors so downstairs bedroom quite handy Sorry for lack punctuation Phone broken Any suggestion on improving layout or flow are more than welcome and appreciated Thanks

living room layout suggestions with window walls

Hi. I’m wondering can anyone suggest a layout for this room as I’m a bit flummoxed. I was thinking of giving over 2/3 to the living area and 1/3 to the dining (as is). The fireplace is wood burning so the tv can’t be placed over it. How can achieve balance in this room without having my tv as a focal point. Any help would be appreciated. I am building a house and below is the floor plans for the downstairs. The kitchen is along the right-hand side of the photo. I'm trying to figure out the best layout for this kitchen to function as a kitchen / dining area as well as a TV area, if possible. The current plan is to have a one wall kitchen and an island at the front of the kitchen (top of photo), a dining table in the middle, and then a couch facing the back (bottom of photo) wall. I'm concerned I'm squashing too much into one room. Are there any suggestions on how to maximise this space? In particular using that space just inside the door. I have quite a big family so would need to sit 6-8 at a dining table. I was considering having the dining table horizontal across the room but that might ruin the flow of it. Thanks.

There is lots of space at the side where the living room is, and the garden at the back is quite big (30 metres or so from the back of the house). Could only go out as far as the side wall of the garage on the other side

Looks good! The only thing I’d consider is - if you’ll often have visitors in your new downstairs guest room, it’s a bit of a trek to the toilet in the night! Your utility looks big, so it could be possible to have the current wc as a walkthrough cupboard (coats etc) and move the wc back to the utility room space. Then somehow create access from the guest room, through utility, into wc. Good luck!

Thanks for the suggestion. Yes we might add a small shower room to the study/ guest room depending on how the budget goes 😊

Given it is north facing, the patio area will never get any sun so I would make the extension flush to the end of the sitting area. You need some roof lights as the extension will make the original area quite dark. The study/spare room looks a bit small. What is the room to the top right.

Thank you. The large area top right is the double garage. Ideally we want to leave the utility where it is as there’s an external boiler and an oil tank to the right which would be hassle (and expense!) to move. We could widen the study/ guest room though to the right and have a canopy or something in the gap between the guest room and the garage (area is used for bins/ storage and external boiler). Not sure how the roof would work though

I was reading previous dilemmas and it appears that there has been lots of plans for bathrooms, kitchens, extensions etc. making these decisions in isolation is clearly not working for you because you seem to be revisiting the same questions and so you need to consider the house as a whole. So I think your starting point should be total house budget, then you should consider what you have to purchase (such as carpets, wardrobes and bathrooms) and then you will have a budget for building work, this will inform how big you can build and then you need to think about what you would like the house to have. Personally I think this is a great house that needs a better connection with the garden on the side, a more impressive kitchen and since two of you are sharing the smallest room in the house to work from home I think you need a better study.

Thank you. Thankfully bathrooms are now done and the upstairs is sorted…onto the extension/ kitchen now 😊 I thought it’d be useful to have a new thread with the plan showing all of downstairs and the extension drawn up properly to ask for opinions on layout/ flow. Currently my husband uses the study at the front and my desk is in the dining room. Hoping an additional study could be “classed” as a bedroom to add value to the house (we’d have a sofa bed for guests so wouldn’t use it as a bedroom all the time). Thanks for the suggestion of opening up to the side garden - we might add patio doors at the side too and extend the patio area to the side, or at least a larger/ additional window for more light.
