House plan creating hallway & relocating awkward stairs

Hi , I would really appreciate some ideas.

Im literally going out of my mind trying to see what options i have . i want to create a hallway so it leads to the lounge room and also to see if i can relocate the stairs so they are not positioned in the dinning room . Im not too sure on the stairs positioning going up to the loft too. is it just better to renovate the garage into a dining room & keeping the stairs where they are . I do have a good sized garden to the rear and a garage on the left . please could do with what you all suggest as im new to this. thanks

It depends on your budget, why you are doing it and what else you have to do. Putting up a stud wall from your front door is minor as is creating an extra doorway. Moving the stairs is a bigger undertaking as you have to do this on three floors- in turn this means every room will be disrupted, electrics and pipes will be moved, flooring will have to be replaced so it’s a big job.

So you need to think about whether how much you need the loft room to be changed into on big room. You need to consider why you want to move the stairs downstairs. Then consider if you actually just want a dining room that feels less divided from the kitchen. You could of course convert the garage or you could add a ground floor extension behind the garage and living room and open it up to the kitchen. Adding square footage normally adds more to the value than moving stairs. Moving the stairs will be a little cheaper but it’s so disruptive you can only really consider this if you are ripping the rest of the house apart

I concur with the above comment: Just have archways installed rather than doors - not only will it be more open but it will be less costly... ...tho to open the living room even more, consider relocating the LR fireplace to the opposite wall and centering a larger archway to the hall opposite it - where the fireplace is located now. I might also consider installing an archway or doorway to the left of the fireplace in the sitting room - It will make your sitting room less of a dead end and passage to your study, kitchen and powder room more direct.

You could create an ensuite by borrowing space from the second bedroom, accessing it from the master. I would create one large luxury family bathroom by joining the current bathroom and the adjoining room into one. If you don't want to lose a room, you could swap the purpose of the two rooms, creating a medium sized bathroom and a small box room/study (expensive for some benefit). Lastly, if you really want to maintain the number of rooms but gain a bigger bathroom, you could move the family bathroom to the bottom, right-hand room, if plumbing allows. Hope this helps.

A15) @Dara Cooke: If you can't afford a quartz or granite worktop from day one then I would recommend using a laminate worktop as a temporary solution. If you don't put tiles up as a backsplash then replacing the worktops can be relatively easy in a couple of years.

no idea on utility. but what about twisting the kitchen 90degrees. have it all longways so when washing am looking out the big windows not out the smaller one. you still have the island just twist it too and move the cooker to sink area by the wall. island can be for rolling dough when baking bread. that frees up space along the upper wall for built in washing machine dont see how to build a utitly room tho :( put in some in-wall sliding doors so you dont need the big space for living room door opening. use a two piece corner door for the toilet as that surely will be hard having the door and front door open at same time.
