Design Dilemma Kitchens Living Rooms

Good morning, can you please help how to best put sofas and table between dining area and reception to avoid becoming way too congested. Where the sofa is at moment obstructs the access the passage to the dining area. Thank you. L

I agree with everything said so far. Would suggest you get built in book shelvers on both sides of fireplace, lift tv into a slot it fits perfectly into (make sure you have power on both sides). Then it will disappear more rather than fight with fireplace as focal point. I am always disappointed with mirrors over fireplaces, they become dark, are to high to reflect much. Plus then you have three rectangles fighting for center stage. I'd say very colorful artwork instead. Wonder if you can reorient tv where the big chairs are so both tv and fireplace are addressed? Color, maybe you should decide on furniture first?

Loads of options as you basically have a black canvas. I love a rich teal, or dark turquoise. You could also consider wine or pink, or indeed red, but careful of tones

A few things I would change from experience...instead of a single and double door I would spend the extra money and put in a bifold corner section...would open up the space so much more. as for the kitchen...completely flip your design...put your breakfast bar closer to the window...make it large and multipurpose with the hob in it and then put your main band of cabinets either left, right or behind? We have recently restructured our existing cabinets to this layout and put in new countertops and it works far better than before!

Hi, We're looking for some design options for a house we are planning to buy. We love the house location but the kitchen \ living area is proving to be a bit of a dilemma. There is a lot of glass in the kitchen area with full length windows to the front and rear which limits the options for layouts. We had a kitchen design prepared but are unsure if this really makes the best use of the space - it includes a corner dining area which while using the space feels a bit cramped for a family of 5. Due to the door position into the kitchen the builders design looks odd as they have placed the kitchen table right in line of sight of the front door so placing the table there seems a no no. We want to have an island in the kitchen ( its plumbed etc for one ) which we can have up to 5 high seats around which is in the design. We would like to have a TV in the room ( again limited places to put one on the walls due to the glass ) and would like some suggestions on layouts there also ( maybe the TV has to go ! ) - without something that completely blocks the access to the rear doors. Any thoughts gratefully received !

In my view, walking through a sitting room to get to other rooms, will always be awkward. Is it too late to put a coridoor through the office to get to the kitchen? I'd still leave the sitting room door off the front hall but it would be less often used.

Thank you Tab Darcy . Unfortunately we cannot put a corridor through the office. I would agree with you that walking through the sitting area is w bit odd. Hence my concerns

Hi Luigi,

Is there an option to remove the chimney breast? then you can flip the room around and have the sofa against the back wall.

Have you also considered swapping the kitchen and bathroom around? There seems to be some dead space infront of the bathroom, which you could utilise with a large kitchen island if the locations were swapped.
