Floor plan advice please ❤️

Hello, I’m new to this App, living in the west of Ireland and currently preparing to apply for planning permission. Our site is sloped and we had initially wanted a two story house. However the planner has said we need to have a stepped house meaning that the design will have to be an upside down house. I was in love with our original design and floor plan and we were never open to an upside down house before. I’m really struggling - im not happy with this floor plan but can envision it different. I’d prefer the utility by the kitchen and I also don’t like the fact you have to enter the walk in wardrobe to enter the master bedroom. If anyone has any suggestions or advice I would greatly greatly greatly appreciate it

Hello Sheona,

Congratulations on the house, it sounds fab. Im based in the west of Ireland too and know all too well the joys of planning. I had a quick look at your question and made a little change to the upstairs plan that I thought might work. By moving the bathroom door to the north wall and reconfigering the bathroom setup, you would enter it through the bedroom and not the wardrobe. You then have more space for storage in the walkin wardrobe.

Regarding your other concern, is it that you want to utility closer to the kitchen? Let me know and I will see if I can help.

Emily thank you so so much I really appreciate it! I feel like I’ve been staring at it for so long that I have a mental block. I much prefer the alteration you have made it gives me so much more room in the wardrobe and I also love the fact that you can enter the bathroom from the bedroom now, thank you!

With regards the utility room- yeah I’d prefer to have it off of the kitchen to be honest. That’s the way I have always envisioned it and how I feel the flow of the house would work best.

fragle0 ... congratulations on the new addition to your family. Have been following your lovely changes. You probably won't have time to work on the decor for a while. Just wanted to suggest that you try pulling the nesting tables forward to be more in line with front of the chairs & placing your floor lamp to the back of them. This will give a bit more light at night for reading in that area.Also switching the plant by the fireplace & the one on the corner by the sofa.

You could create an ensuite by borrowing space from the second bedroom, accessing it from the master. I would create one large luxury family bathroom by joining the current bathroom and the adjoining room into one. If you don't want to lose a room, you could swap the purpose of the two rooms, creating a medium sized bathroom and a small box room/study (expensive for some benefit). Lastly, if you really want to maintain the number of rooms but gain a bigger bathroom, you could move the family bathroom to the bottom, right-hand room, if plumbing allows. Hope this helps.

Why don't you have an L shape and use the area under the window also for your sink and a couple of extra units? you could add shelves on either side of the window? Not sure why your fridge has to go at that end? might be best at the other end? As Sarah, suggests, get full height cupboards, and put the microwave in one of those, so that you're not losing so much space. Extra storage is probably more useful than having the microwave on display? It can easily be put on a shelf within a cupboard. (Our isn't even in our kitchen, but then we only use it once a week or so... so really depends) I'd also suggest drawers to the bottom of your units instead of cupboards.

We are in the process of buying this house and ive ideas of how to make it work best for our young family but it would be great to get some thoughts on my proposed layout. Any advice would be hugely appreciated. On the right we are thinking of making the drawing room smaller, adding a wall and creating a pantry which can be accessed through the utility room. On the left we are thinking of adding a wall to the dining room to make half the room an office and the rest of the space a boot room. The w/c is tiny and under the stairs with steps down so this needs to change. I was considering adding a w/c when you come in on the right of the door as the 'studio' is just dead space - pic attached. In the kitchen I'm also considering knocking the wall to the living room to make this more open plan and potentially doing a v small extension off the kitchen for a playroom that would lead out to the garden. My two boys are under three so I want the playroom to be as near the kitchen as possible. Excuse my very simplistic drawing - hopefully it explains what I'm trying to articulate. Would really love some thoughts

Glad you liked the previous plan, I know the feeling sometimes when you have been looking at something for so long it is impossible to make decisions :) I had a think last night about your other question about putting the utility near the kitchen. I can up with a few changes. I'm not sure if it is possible as I only had the plan to go on, but I thought I'd send it your way and it might help. My idea was to move the entrance to where the old utility room was, then put the new utility beside the kitchen in the old entrance way. I combined the old bathroom to make a bedroom, added a toilet and increased the side of the Den. As I said, these are just ideas and I have no idea if this is possible but hope it helps :) If you have any questions, please feel free to reach out to me :) Good luck with the build
