Do we need a new roof?

Hello there!
My partner and I have just bought a house and are starting a renovation. We got a guy in to give a quote for roof insulation, but he crawled up on the outside of the roof and said we need to replace the entire roof...!
We don’t have any leaks or any issues like this but he says it’s just a matter of time before we have a problem.

Separately we had a surveyor in to look at the house when we bought it and his view was the roof was in very good shape, although im not 100% sure if we saw it from the outside, he might have just looked from the inside

Have attached some pictures - any advice would be warmly welcomed

I have an original slate roof (built 1934) in a similar condition and I was told by a roofer friend that it’s time to get a new roof. It will cost about £6000 to do, so I’m dithering! I’m no expert but it does look similar to mine.

He’s right but only in the sense that every roof will fail and it’s only a matter of time..... could be a decade or two though!

If you have a house where the only way to do any roof repairs is when you put up scaffolding then there is a cost efficiency to do roof work when you are doing other jobs. This is most certainly true of houses with a second floor or taller proportions.

Based on this picture it looks like you just have a couple of loose slates. It might be that you need a new roof if the timber’s underneath are rotten, or if the felt under these tiles is perished or if the nails holding the slates are so old they are now all rusted and the slates are likely to all slip soon. But a second opinion from a roofer will likely tell you you just need a little maintenance.

That was most helpful. All the rafters will need replacing. Much of the existing structure will be altered or demolished, as it is in very poor condition. I would like to have as much access to the roof space as possible in the new situation. This could be used for storage and maybe to convert some of the space for living at a later stage. I think this would be easier to achieve with an traditional built roof than with a factory type truss.

Tough question! I'd think about, first, consulting with a lighting design professional before going ahead. There might be a way to run an insulated sleeve from the source point, through the insulation and the sheetrock. Another possibility might be to "gang" or bundle the lights. This would not eliminate the need to open the insulation up but it would cut down on the number of openings you'd need. Finally, if there's no other alternatives for you, use LED surface mounted fixtures. There are a huge range of designs which could work for you.

We have a Cedar Color roof what color siding should we use?

Hi we have a small L shaped ranch house in which we want to try to convert into a cute cottage looking home. I can't change anything structurally but am able to reside it. However we just had a new roof put on a little while ago so we need to work with the color of the roof. The roof color is Cedar color. Any advice would be great.

I’d get a second opinion.

I had to have a number of tiles replaced recently (issue when snow melted coming through the ceiling!) and my tiles are in a very similar state to yours. The roofer certainly didn’t mention it needs redoing atm. However the only thing that worries me is the moss on yours?

It doesn't look great but I'm surprised your surveyor didn't give an indicative cost for the remedial work - at least lead flashing and some loose slates to be re-fixed.

I'd get a few more roofers in to give an appraisal and price.
