What would you do? Garage Annexe dilemma

I'm buying a 3 bedroom house that has a part converted garage. My family will live in the main house and my parents will live in the annexe/garage. The property has planning permission for a 3bedroom dwelling to be placed where the garage is but we're hoping to just convert the rest of the garage. We have had a survey and the non converted part of the garage has woodworm on the beams but the surveyor as advised that removing the beams completely rather than treating would be fine as the shell has steel beams and is very structurally sound.

The garage annexe will need to have 3 bedrooms (1 double, 2 single one of which will be an office for 90% of the time). It will also need to have a 4 piece bathroom suite and a separate WC. It would be nice to have space for a log burner, for the master bedroom to have french doors onto the rear garden and for the property to have mains gas installed.

Our budget for this is in the region of 30-50k. We have had a quote for someone to do the works and they have come in around this figure.

What we cant decide is how to lay all this. So please, please throw us l of your ideas for how we should deal with this space!

In that space you want 3 bedrooms and a bathroom, doable. I don't think it's big enough if you also want a living room or kitchen though.

Also, if you are right next door in a big house, do they need 3 rooms? Is it better to do 2 rooms if it then allows them to have any sort of living space too?

So they want 3 bedrooms as they sleep in separate bedrooms and want a separate office from the bedrooms. Some sort of study nook would also work?

They will need a small kitchen and living dining room - even keeping the size of the current one would work I think.

One problem is that your curtains aren't full enough for the wide window. Houzz might have a formula but I found one here: http://www.ehow.com/way_6038775_many-should-hung-double-window_.html. Also, try this: remove the tie backs and let the curtains fall naturally. That should help a little with the fullness. Then buy pillows that bring in those colors. You can also add color to that bookcase by painting it the same color as the wall for a more built-in look. Add more collectibles or books to the shelves. Then find a large graphic poster for that long wall. Next pull the sofa and chairs closer to the fireplace so that they have at least two feet on the rug. Pull the end table closer to the furniture. Drop the picture on the right of the window down about 5". It's way too high.

Love your floors good job. Good luck in design school. I find working in the field is more help than taking classes. There are many furn stores that hire designer or want to be designers, for their stores. To help clients, and go to their homes, to help them buy furn. You can gain so much knowledge this way . And make a living at the same time. Working as a assist to a designer, is a great way to break in to the field. A lot of designers will hire from the school. I'm sure you have a job board. Check it for even part time work. It pays off. Now your room. Like your sofa. Good color to work with. But, don't forget the small stuff. Like window covers, art, area rugs and accessories. Putting a room together is the hardest thing to do. It's very easy to put a sofa and chairs in a room. It's the accessories that bring a room together. Study a designer you relate too on TV. There are many I used to love Candice Olsen. Not sure if she is on the air. She does have books out. Study them see how rooms are pulled together. Then copy it for your room. Color is a matter of taste. Look for unusual things to add to your room. A simple thing like stacking some books together with a art item on top,is inexpensive and space filling look. You don't have to spend a lot. Rug, pillows window panels are found everywhere. Unless you have unlimited budget, can shop, Ikea, Pier One, World Market, Z galleries, West Elm. Even some deals at Restoration Hardware. Sometimes just go window shopping at above, to get ideas, find fun things. Don't rush. Take your time and find just the right thing for you. Good luck. That being said go a 6x9 rug in a traditional look with yr red and gold print. Stay with those colors just go different tones. Going the dark reds over bright is way to go in traditional. The bold colors work better with a modern look. Mix up design, size and prints in pillows. Panels on end of windows with a bamboo shade in dark brown. A inexpensive look that is timeless. Panels could be a gold velvet, that will give you a more traditional look. Move media for TV closer to firepl. If in budget go a round or square 24" coffee table in glass to show off rug. Over firepl a big 36" sun burst mirror hang 7" from top of mantel. TJMax has great price. Also ck them for pillows, rugs. They have a great return policy, which is very important. Always ck store policy on returning. Because you will be returning, it's part of the job. I will buy. 3 rugs at a time, to try in clients home. That's OK. Things look different in different light. Also coffee tables should be no more than 18" from front of sofa.

I agree with victoriabunglowranch, scrub it and repaint in one of the colours of the piece, I'd personally head towards dark and moody colours for walls, with crisp white ceilings, how about wrapping the chimney in smokey mirror in same shade that you paint the wall, I agree floor is very busy, would like to see a large rug here to keep the focus on the fireplace and I'd keep the "mantle area" free from objects, the fire place is enough, art work on side walls and floral pieces on coffee tables or buffets, I'd also choose luxe furniture and fabrics in one of the lighter shades shown in the fireplace, perhaps with a slight leaning towards art deco in some pieces and then spice up with accent cushions, art, lamps and lighting. Art Deco can carry contemporary pieces too, be brave here this could be a very special room with it's own personality and with care it will still link to the other areas of the house.

Hi Louise, Lovely new kitchen, such a lovely bright space too. I would suggest going a couple of shades darker than the kitchen furniture colour so you get a contrast to the furniture and flooring. This will help keep it on a neutral palette so your other furniture and accessories are not competing with too many colours. Also as your room as so much natural light you can go for a slightly stronger wall colour and it will look superb. the photo below shows a very cool grey wall you could go for a warmer grey but it give you an idea of what you could do. Painting the walls can always be changed relatively easily, so if you want a change after a few years you can and it's a lot less costly than a new kitchen! There are lots of ways it could be laid out. Personally I would try and separate the bedrooms and bathroom to protect both of their sleep.

You might also want to look at prefabricated chalets- they might take the risk out of the project over running the budget and speed up the build.

Don't want to burst your bubble but agree with previous posts, your footprint is too small

To max space I would go with a narrow kitchen for cooking only,

Buy a sofa bed also

Use built in storage

Have a more generous area, for dining/living room

Will post a preliminary plan I did previously for another project if I get a chance,
Similar area and had two bedrooms
