Building a Home Renovating Exteriors

Brick out house extension

I live in a 50s end terrace and have a brick out house about separate to the house by about 1m. It seems structurally sound. Does anyone think it would be possible to incorporate this structure into a side extension?

Hi Dave,

From the short description it seems possible. Do you have any plans, photos etc?

Also if you're in the Southern England area I can advice someone to build it.

I think the best way forward is to check if the outbuilding byself (by the sounds of it its an outbuilding) is listed on your existing drawings. If it is thats a good point to start with. Then more realisticly you would need a surveyor/structure engineer to be involved to check if the outbuilding structurally would be good enough to incorporate into a living space (checking dpc,slab possibility for insulation and possible way to joint into the existing house) if its all fine then you might need to get an architect involved to make a working drawings what you can submit for a local council more realisticly you would need a planning as by the sounds of it after a conversion the extension would be 3 meters or over out from the existing footings so you cant go ahead with underdeveloped property. When its all fine and good you can get all the package together architect drawings and drainage plan if its any involved in the extended area and pass it over for quoting for an extension companys. If by any chance your neighbour (if its any) would be involved highly recommand to sort out the partywall aggrement before hand because it can cause a lots of headache in a longer way.

The rules may have changed but when we built our extension the wall adjoining our neighbour had to be completely within our own boundary. It looks as if your neighbour has continued along the party wall and therefore half the depth of the wall is on your land. It might be worth getting a chartered building surveyor to check it out as otherwise it may cause difficulties when either you or your neighbour come to sell. If I'm wrong about this maybe a professional on here could correct me. Other than that I think you should make the best of the little private courtyard it has afforded you by using plants in pots and climbers to soften the wall.

I like the idea with the pink highlighted edge. This opens u the kitchen dining space but keeps the lounge and study separate as you wanted. I would add bifold doors if possible along the back wall of the dining room to make it feel even bigger. Hope this helps

Similarly the choice of worktop materials and door materials may increase the budget substantially. Step 6: Layout As a rule of thumb this will be dictated by the existing dimensions of you room, or you may be lucky enough to be planning to extend. If you are extending you may wish to consider an open-plan kitchen to seamlessly link through to the living area. Whatever the shape there are clever design options that will ensure you can make the most of the space available to you. Even in a tight space a clever designer can still work miracles.
