Downstairs layout

Hi, We bought a house a year ago and am finally at the point where we are settled in and im now thinkingif we are using the space wisely.

Almost all of our downstairs is open plan (pic attached). Im happy with the kitchen area in the top right and the living area in the bottom left, but its the area in between im less sure about. At the minute the dining table kind of straddles two sections, but not sure if I should move that fully into one of the other "areas". It used to be in the top left corner rotated 90° but I felt the middle left area became just a glorified hallway and dont want that much space being wasted.

At the moment its just me and my husband in the house, but hopefully in the near future we will be having kids so im trying to think where their stuff/play area will go too.

Any thoughts/advice would be really appreciated

You've actually got 3 rooms opened in one straight line. If it was me, I'd close off the living room. I can't see a hallway so not sure if that's possible. The space is enough for a sofa area at one end, a "middle area" and dining table at the kitchen end. I think you should zone it, put the table down by the kitchen.

I concur with the above comment: Just have archways installed rather than doors - not only will it be more open but it will be less costly... ...tho to open the living room even more, consider relocating the LR fireplace to the opposite wall and centering a larger archway to the hall opposite it - where the fireplace is located now. I might also consider installing an archway or doorway to the left of the fireplace in the sitting room - It will make your sitting room less of a dead end and passage to your study, kitchen and powder room more direct.

Take out sofa, use beanbags and those blow up seats for their friends. Coloured rugs for tumbling and crawling on. Supersoft teddy bear blankets so they can curl up. Add in one of those soft blanket boxes for toy storage and so you have somewhere soft to perch when you are with them. Paper half way up the wall in the wall paper that kids can draw on, so they can decorate in whatever colour they like and you won't mind. A childs lift up desk, bookcase and some crazy lamps in weird colours. Then close the door, collapse on the sofa that you have moved, breathe a sigh of relief and thank your lucky stars that you have another room for the kids to go to. (Grab wine and pretend they aren't yours for half an hour! ;-) )

Hi. I think the overall look is good. Large tiles do make a room feel bigger as the pattern is less busy however I've seen the hex tiles in small bathrooms and they seem to work as your inspiration pic shows. I would probably lose the flowers though if I'm honest. Do you want the window for light or ventilation? Could a decent extractor be sufficient? I'm thinking that back ŵall could look quite busy. Is there any opportunity to change the layout? Moving soil pipes can be a little costly but could the sink be moved although ideally the loo would be hidden round the corner. You can pick up some great looking vintage or vintage style taps on ebay although unsure if the quality of the repro ones, If the layout can't be changed maybe have a corner loo and ŵall hung trough sink and put some storage in on the rhs as you come through the door depending on how you plan for the shower to open

I’d do table in the kitchen area, TV area in the middle (or library/office) and lounge in current position, possibly with doors to middle area. This lounge could become a playroom later on, and you’d be able to close the doors to the mess! Or have playroom in the middle and closeable no-kids lounge. Good luck!

Sorry, I should have mentioned we have a hallway to the right of the rooms, under the pantry area.

I like the idea of open plan but think you are right about needing to seperate, maybe i should look into some of those doors that sort of fold away so I can get the best of both worlds, open it when it suits but also be able to close it off!
