Design Dilemma Renovating Smaller Homes

is this the best use of space?

I have added photo of my current floor plan and my idea for best use of available space. The idea is to add a 4 meter rear extension as per drawing attached. Any comments or tips for better design would be really appreciated . We are limited to 4 meters extension.

I think this looks ok- I think when you measure everything out you will find you have room for only a 90cm deep island and for safety reasons you shouldn’t put the hob on the end, and actually a sink on the island rather than the hob might have advantages. But other than that I think it works.
You might want to decide if one big bifold door is better than two French doors.

Also the table you have drawn looks like it is 75cm deep but they are commonly 1m

Hi, We're looking for some design options for a house we are planning to buy. We love the house location but the kitchen \ living area is proving to be a bit of a dilemma. There is a lot of glass in the kitchen area with full length windows to the front and rear which limits the options for layouts. We had a kitchen design prepared but are unsure if this really makes the best use of the space - it includes a corner dining area which while using the space feels a bit cramped for a family of 5. Due to the door position into the kitchen the builders design looks odd as they have placed the kitchen table right in line of sight of the front door so placing the table there seems a no no. We want to have an island in the kitchen ( its plumbed etc for one ) which we can have up to 5 high seats around which is in the design. We would like to have a TV in the room ( again limited places to put one on the walls due to the glass ) and would like some suggestions on layouts there also ( maybe the TV has to go ! ) - without something that completely blocks the access to the rear doors. Hi all..by chance i found this site and have received great advise. So thank you. Recently bought a 2 bed terrace. The kitchen was never updated and is quite the eyesore ! Im looking to carry out a complete revamp. I'm at a loss as to how to make best use of the space. It's the one space I like to spend time in.. no kids so not a consideration. I will attach some measurements and photos. I would love to get some views/opinions from you. Unfortunately I just don't have a great eye for this . It is a compact size I guess. Dining will be in kitchen also. I'm not too bother about separate table. Love the idea of breakfast bar/small island/ galley style but I'm not sure if space allows. Ideally I'd like to extend out the back garden but it's just too expensive. Moving rads.. knocking internal walls etc are all things I'd def consider All ideas welcome.

Hi 👋🏻 help please :) I am About to embark on our first home renovation and it’s already making my head hurt! We have a 3 bed semi d built in the 50s and are hoping to extend by 3.5 -4 metres out the back, convert the garage and build over it to create a bigger 3rd bedroom and a small 4th. I’m finding it so difficult to finalise the design downstairs - we want an open plan kitchen dining, a decent utility, guest WC and place for the kids and us to Hang out. We are keeping the sitting room at the front as a separate sitting room and using the garage conversion as a study/office. I would very much appreciate any thoughts, suggestions on the attached design.

To me it's a toss between storage and work surface. My inclination would be to use it to shelve out, but it's not wide enough to step into and have shelves. If you lose a press to allow for this are really only gaining the top shelves. You would also have to move your sink. Btw I would swop out your DW and WM anyhow as having the dw beside the sink for rinsing is a must!

I'd go for more storage and a separate Utility. If you remove the Chimney stack in the dining room and cut the room in half you can make a good sized Utility. ( You probably have another fireplace in the formal lounge ) Doing this, probably takes the allocated kitchen size from a 1/3 to a half and you get a utility too, so way more storage.

Inside the entrance on the right of the kitchen, full height units for storage including coats and shoes, as there's no room in the hall.
