How to get in a separate bath and shower?

I have attached a proposed floor plan (potentially the wall can move a bit between the bathroom and bedroom however my architect is reluctant). I have attached the idea of bath wet room shower style I'm hoping to achieve (with a skylight above). in the design the toilet would be next to the bath and the sink directly opposite the toilet. Would this work in a 1.8m x 2.5m - if I took 0.7m from the single room? Or would this be too crammed and should look at a bath shower combi - I really like the idea of it being separate.

I would say 1.8 x 2.5m would be fine. This would be one hell of a build though. Get in touch with a showroom ASAP

That's looking a lot better. A few followup comments: 1. I agree with bepsf that the opening to the dining (formerly living) from the entry should be an "archway" or similar opening. A pair of pocket doors would work or make sure the french doors can open 180 degrees and stay out of the way. Similarly, I'd add an opening (with french doors if you must) on the other side of the fireplace to match the ones you have. 2. I'd flip the door to the utility room to the left so it aligns with the exterior door. Much more efficient use of space OR (better yet) flip the exterior door to the east and move the countertop to the other side. This way the door won't be as visible from the entry, you'll get more countertop, and the flow will be better. 3. Sitting room - if you need to keep the entrance from the front hall, why not move the fireplace to the southeast corner, flip the couch to the north wall and use this as your formal living room (and no door). The flow into the room will be much better. It also gives you much better use of the bay window. Then you can use the room now labeled "living room" as your more informal sitting/family room. 4. Squeezing past the shower to enter the powder room is still awkward. 5. Kitchen - it looks like the island (I assume that's what's in the middle) should move to the west to give yourself enough space to have a usable counter on the east wall. 4'6" is a pretty good distance between counters.. You seem to have more space than you need between the island and the patio doors. There's also a lot of inefficient space between the fireplace and island. I'd make sure that there's either enough room for a small table, or just make the island and east wall cabinets longer. 6. One last thought - since you rearranged the use of the rooms, had you considered switching between the dining and living? I think this would make things work even better. Glass surround on shelf? Add plants to soak up overspray? Maybe have a carpenter extend out that wall so you can tile it flush with tub enclosure?You're right that this is a challenge. Without ripping it out, I can't see any great options. I worry that water damage over the long run would cost more than a remodel now.

Hello Orlac2, yes you could turn the bath round and have a smaller one.. Like a tubby.. You could also take out the bath and install a shower, have a wet room style with full tiling and back to wall sink and loo.. Could be a rather luxurious shower room.. but if the bath is required then why not look at getting a Tubby Torre by Albion. They have a whole range but this is a favourite.. It can be painted any colour you like.. I like the copper colour.. You get a really fantastic soak and it's a beautiful little tub! As well as a shower. : ))

Hello Edel, Well you are in the fortunate place having a loo and shower downstairs.. I am sure this might become useful when the boys are older.. So if you wanted more wardrobe space.. This doesn't have to involve wall to wall cupboards.. You could have free standing wardrobes.. A bigger bathroom would mean you could have double wall hung sinks and large walk in shower and a separate bath.. Wall hung loo as well.. Or possibly you could create a wet room style shower and loo and separate walk in closet.. accessed from your bedroom. Keep a bathroom next door.. Hard to tell if any of these ideas could work without a plan.. : ))

The build hasn't started yet were still at floor plan stage. hoping the build will start early next year (still waiting on planning and freeholder permission which had proved hard work)
