We too have searched thru numerous fireplace designs and this suits our taste and needs the best. You've inspired us to give our extremely dated fireplace a new facelift. Thanks for the dimensions and tile details.

We loved your fireplace design too! Went with a white stacked stone to lighten it up for our room. Now deciding on the wall for an accent color.

About your plumber saying "plumb layout is confirmed". That is a load of rubbish. It's fairly easy to move drains around (yes he might have to rip up some walls, but he can also do off-the-wall installations to avoid that). In a small bath proper placement is of the utmost importance!!! If you have the bathtub and shower next to each other that will be much better and then the glass separator idea should work. padmaramachandran's (see post above) setup sounds more reasonable to me as well (see first picture below). This is similar to your setup but as you have more space you could put in bath tub and shower where the picture only shows a bath tub. Also if you do it that way you could theoretically have a bidet or a wider wash basin (small double perhaps too). Example layout: Do you need a bathtub in the guest bath? If not you have a lot more room to work with. E.g. for a double wash basin and large walking shower and a bidet (2nd picture). Example of off-the-wall installation for toilet and bidet and a large walking shower. Finally if you ignore this advice and do it the way you planned ;) then I suggest you really thing about that glass separator. Doing it right will make a lot of difference (see 3rd picture). HI -- That is a big yard . Section off for your needs . Plan a patio and entertainment area close to the house . Then an area for the kids and then an area for a garden if needed and so on . Maybe build a little garden /summer house that has a fireplace or is screened in . Then the left over area you could just have it as a natural meadow with lots of trees where you don't need to mow grass -- the dog would love that . Add lighting too. Use some Eco grass ( no mow ) and lots of perennials and trees . Make a grove of trees like aspens or birches . Because of the size of your property , you should consult with a landscape designer .

Lovely, much better than the 3D plan. V glad you kept your patterned floor tiles, I really like them. It's all come together very attractively. The only thing I'd change and this is just because I'm a colour freak is the pendants - I'd probably have made those red and orange or something. But congrats really, it looks great.

I agree with 'Kitchens and Baths', you are leaving yourself precious little counterspace to accommodate 2 side-by-side wall ovens? Can't you stack them if you need 2? Also, a warning, I wouldn't be taking anything out of those ovens and "turning to the island" with them...not with a quartz countertop!! You'll have that whole end all scorched...unless you are quick and accurate with lots of trivets! But your "open shelving" is going to look like a pinched-in forgotten corner pantry...you really need more space for them too , if it is going to look right. Right now as it is, 2 feet of them are all but beyond reach (over the lower countertop) and then a mere 2 feet worth of actually OPEN, available space you can reach, then the monster of the floor to ceiling cabinet will be in the way. It will be like reaching around into a closet. I would seriously reconsider this design BEFORE your electrician shows up--and before you order all those (expensive!) cabinets. But as for the island 'crowding' the walkway--it looks as if your drawing says 1.2 meters? That's plenty and more than enough, even for running boisterous kiddos, you're fine there. Best of Luck.
