Hello! The width from the tiled kitchen splashback across to the wall with the picture on it is 5.4m.

HI -- Well the wallpaper was just done so there is no changing that , soooo I think you should paint the rest of that wall the same white as the white background of the wallpaper and paint fireplace mantel too. Then have two small matching cabinets painted the blue from the paper or the leaf color placed on each side of the fireplace. . Then have white or glass shelves above , maybe three is best . Now the rest of the room painted the exact color of your sofa . Because the room looks small I think it would look best to have the sofa blend into the walls color wise. Now just keep some of your room accents in the blue color but not too much. Remember not to clutter the shelves and if you don't want the shelves then have a large painting on each side and have a big round mirror over the mantel and keep the small items off the mantel and onto the side cabinets .

About your plumber saying "plumb layout is confirmed". That is a load of rubbish. It's fairly easy to move drains around (yes he might have to rip up some walls, but he can also do off-the-wall installations to avoid that). In a small bath proper placement is of the utmost importance!!! If you have the bathtub and shower next to each other that will be much better and then the glass separator idea should work. padmaramachandran's (see post above) setup sounds more reasonable to me as well (see first picture below). This is similar to your setup but as you have more space you could put in bath tub and shower where the picture only shows a bath tub. Also if you do it that way you could theoretically have a bidet or a wider wash basin (small double perhaps too). Example layout: Do you need a bathtub in the guest bath? If not you have a lot more room to work with. E.g. for a double wash basin and large walking shower and a bidet (2nd picture). Example of off-the-wall installation for toilet and bidet and a large walking shower. Finally if you ignore this advice and do it the way you planned ;) then I suggest you really thing about that glass separator. Doing it right will make a lot of difference (see 3rd picture). Hi there, It's always difficult working out the best place for a fireplace and indeed a tv but what I would ask is why have you opted for an L-Shaped extension? Have you got lots of constraints on the land or the garden? Long and thin extensions can always be a problem as they lack the width to create nice spaces without bottle necks or furniture blocking circulation and people movement. One of the things you will have to think about is the venting or flue / chimney and then there's the regulations about the stove being a minimum distance away from combustible materials. It would be nice to be able to look at the burner while you're facing into the garden so maybe a wall on the patio side to break up the glass doors and then add more light in from above to make it a little cosier. Sometimes too much glass can feel / look cold. The TV is always a problem but I suggest again to possible mount it on a wall but remember if you have the screen facing all that glass you will get reflection problems. Maybe you need to make a feature wall out of slate or stone that would have the wood burning stove against it and the TV offset a little on the same wall. Then have your glass doors either side so when you're sat on your sofa you can see the garden / patio all while sat in front of your stove and viewing the tv. Its a difficult one all in all but if you have the opportunity to alter the L shape and make at least one leg of it slightly wider it may give you a better option for the burner, sofa and the cosiness without the feel of a long thin room with not many passing places. Just a couple of suggestions but as I can see the design brief or land size / constraints etc I might be a little off the mark. Cheers. Simon www.scdc.biz
