How to design layout of open space for family with young kids

If you need play space and living and dining, then I'm going to suggest you need a built in banquette on the wall opposite the fireplace . . though I would sneak it to within 1600 meters of the island edge and run it for at least 1900 meters or so. That will allow you to place the table 2' / 640 closer to the wall opposite the storage and fire and give you a larger living space remaining . slide the dining closer to the island . . a lot closer. This suggestion came after I first attempted to parallel the dining table to the island and saw what space you have left. Your size dining table is assumed to be the one that is drawn. Or what you hope to have . . when you banquette and slide dining towards the kitchen, that might encourage you to shift the fireplace a bit closer to the top of the drawing . . so it was centered down where enjoying it might also afford a view. I also am unclear about where the front door is - if the top elevation is the glass wall system that will open all the way, you should place the single door that opens by itself on the left. Between the dining table and the glass wall is the area for a play space . . . near the out of doors but away from the kitchen....See MoreGarden help pleas: how to make a maintenance free garden on a budget?

In low spots put in some drains [http://www.homedepot.com/p/Tuf-Tite-16-in-2-Hole-Drain-Sump-with-Grate-and-Seals-2HDS-4/203463511] with pipe running to the French drain. You might also need to bring in 10 yards of top soil along with some sand to raise your yard a bit as you're probably right at the water table level. We've had to do all this as we live in the Pacific Northwest in a reclaimed marsh [a nice word for a swamp] where we hit the water table if we dig down 3". We had to put down about 10 yards of top soil along with some sand to raise our back yard. We also dug a French drain along the back to connect to the associations drainage pipes through the neighborhood. My husband has put in at least 3 of the drains in strategic locations around the yard to help drain off the excess water. Our yard isn't perfect, but it isn't the swamp it was the first couple of years we were here. We have to apply moss killer every spring or it takes over the yard. My husband also puts down lime to soften the soil, and help the water drain easier. He and a friend rent an aerator every summer and do both our yards to help with the drainage as well....See MoreWin a design consultation at The permanent tsb Ideal Home Show!
Comments (74)Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. Thanks, Laurie...See MoreTurning a old cottage into a family home of 5.
