Hi Gilluan I think either could work but it depends on the layout of your new room. if there is a distinct divide between the two spaces then you can separate the floor coverings. It certainly makes the living area feel warmer and more cosy if you have wooden flooring in that space. Equally a tiled floor is far more practical in a kitchen. If you are worried about the hallway being dark why not have a fully glazed door into the open plan area at this bottom of the stairs. This would allow you to see straight through the house when you walk in the front door and make the hallway feel much brighter and less closed in?

Hi Sheona, No problem at all, I love doing them :) Glad you liked the previous plan, I know the feeling sometimes when you have been looking at something for so long it is impossible to make decisions :) I had a think last night about your other question about putting the utility near the kitchen. I can up with a few changes. I'm not sure if it is possible as I only had the plan to go on, but I thought I'd send it your way and it might help. My idea was to move the entrance to where the old utility room was, then put the new utility beside the kitchen in the old entrance way. I combined the old bathroom to make a bedroom, added a toilet and increased the side of the Den. As I said, these are just ideas and I have no idea if this is possible but hope it helps :) If you have any questions, please feel free to reach out to me :) Good luck with the build

No option to comment on most recent bedroom post so I assumed it is still this house. I feel your pain, head wrecked with options. I think you need to simplify the plan and imagine the everyday use. I would put the loo and sink under the stairs so that it is usable by everyone downstairs. Ensuite could then be bath shower and one sink - would you consider loosing the bath? There should be room for a small utility area - id reccomend fitting it with hanging rails over machines and a permanent dehumidifier. In bedroom, you'd get more wardrobe space by having it opening into bedroom.
