Floorplan help needed for 40m2 extension and existing house.

Hi everyone, I am looking for some help with our early stage of plans for our 40m2 rear extension and some modifications to our existing house. I have made some changes to the proposed plans to make it work better for us, but I would like to hear some ideas or any help or any suggestions is much appreciated.
The main dilemma is that we want to fit in an island into the kitchen, but the kitchen width is only 4m. Our plan was to have kitchen units on the right side wall with the island in the middle with a dining table on the left side. Would it be possible to achieve the above if we were to gain an extra 70/80m if our neighbours allowed us to build the extension on the boundary wall ?
The next dilemma we have is the utility room. If you look at the proposed plan, it takes up a lot of floor space. Does the utility room warrant this amount of space. Will under the stairs floor space be enough for the utility room, or could we relocate the utility between master suite and newly built snug as my preference is to give extra space to the master suite. Thanks

Sorry typo 70/80cm gain if we we're to build on boundary walls. It's a terraced house.

The main problem with your proposal is your sitting area has no light. I would flip the design to have the sitting area by your garden sliders/bifolds. An l-shaped kitchen with island. Then if you want to have a WIW, swap for the current utility and have a small utility to the right as you enter the main room with door from the kitchen. Don’t compromise the hallway by placing the utility as you suggest as it will compromise the flow and make the whole area feel constrained.

Just a quick suggestion, if the plumbing works place the WC under the staircase. And place the door so it does not open towards the living or kitchen areas. Please also post some photos of the house as it looks from the outside.

If you want custom cream panelling built from scratch, it is likely to take you more than three weeks to line up a contractor, get it built and then painted. If you want to use beadboard (thin, lightweight, cheap) you can do it yourself if you are good at the small precision cuts around the wood window trim and behind the radiators. You can get a custom built wood cover with doors for your tv or use the painting over tv disguise made with hinges. I think the room is beautiful as it is. Spend some money on a truly beautiful, impressive chandelier, have it centered over the table. If you want to impress relatives at an event, the chandelier is the way to go. Clean the windows for extra sparkle. If you are in the US, try Home Decorators http://www.homedecorators.com for DVD storage cabinets that are closed. I would not get a rug for this room unless I was ready to get it cleaned frequently and I could find one that looked good with dog hair on it and did not show stains. A good quality, highly patterned wool Oriental rug will do that job nicely. Such a rug is an investment and may take longer than three weeks to find.

I come across many old houses, such as the one you describe, that may seem like lost causes but have huge potential. When building to the back, many home owners think about the additional space they will gain, but don’t consider the impact the extension will have on existing spaces within the house. In the past, when they did think about light, they did such things as leaving the window in the old room to try to deflect some light from the new room. This led to unsightly extensions that looked as though they were lobbed onto the back of a house without becoming part of it. Generally, I would advise locating a new living, dining space and kitchen in the extension to the rear, and opening that room to the back garden through floor-to-ceiling glazing and doors. This will allow the natural daylight to flood the space and, importantly, provide you with a visual connection to the garden. When adding an extension to the back, though, you must remember that it will create a“middle area”, which is generally dark. My suggestion here is to put a lavatory or utility room, or both, into this space—these are two rooms that don’t need lots of light but can be valuable in your home. Another option would be to light the middle area by incorporating a roof window into the new extension, which will help to direct light into the darker spaces. The type of roof window to be installed will depend on the roof it is to be inserted into. For example, is it flat or pitched roof? We tend to use flat roofs as, unlike pitched roofs, they don’t break the eye line from your first-floor rear windows. Before you build an extension, though, you must ask if your house really needs it. Another option is to forgo the extension and any demolition and brighten up the existing rooms. There are clever tricks to transform a dark space. First, the use of lighter paint colours can help to create a brighter feel to the space and would be the least expensive way to approach the problem, although the end result will be limited. Avoid dark bulky furniture. You would be amazed at how much visual weight it adds to your space. For example, if you have a dark dresser, try swapping it with a lighter-toned table that has legs so that you can see the floor. Third,well-placed mirrors can visually expand a room and reflect light, making any space feel bigger and brighter. The dark feel of a house is often intensified by clutter. If you want a bright room, you should consider embracing minimalism. Good luck with your new home, and have fun in whatever you decide to do. Thank you so much for coming back to me, I really appreciate it. We are now thinking a max 30 sq metre extension and we'll have to tear down the poorly constructed extension that's there at the moment that houses the kitchen and utility etc. The front room will be a formal Living room and the next room which is currently the dining room will become the open plan living dining kitchen. I need to include a utility playroom and office in there somewhere too

Thanks Siobhan much appreciated. For our sitting area we will have a sky light above to bring in the light in so that won't be problem for us. Sorry I should of stated that in original post. But thank you for your suggestions on the island as we will definitely will have to replan the layout of the kitchen to try and fit it in. And as for the utility I was thinking if we halved the width of the proposed 173cm to about 87cm and to put washing machine and drier on top of eachother to open up more on bathroom and WIW. Hi everyone we have got some updated plans. I would like any suggestions in what you would change to our updated plans. Our concerns are the master bathroom layout and our sitting room been too narrow. We are totally novices to all of this so would appreciate any help or suggestions. We can't afford an architect so we are just working with our structural engineer on the design. Thanks all.
