Design Dilemma Renovating

Layout suggestion for refurbishment

last month

Hi, we are refurbishing our house and would like to have the following:

Remove the chimney to have an open plan kitchen into the dining room with an island
Separate the dining and reception with a glass door
Have access to the ground floor toilet from the entrance hall
Use the family room as a multi purpose room (office/study and kids’ play room)

I’m open to other suggestions if you think we could utilise the space better

Hi Emmanuel, looks like you need floorplanning services which I do offer. Since you are talking about reconfiguring most of the downstairs layout, it's not as quick to answer as some other questions.

getting professional help can be a massive help and will help you find options that you might never considered to utilise the space best.

HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way.

Jen, are you sure everything is in proportion? I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. As I said, I regret we didn't; our house is great, but it could've been even better!

Hi would be good to see the whole floor plan to judge properly. But first impressions would be that it looks like you want a modern handleless design and therefore the J shape kitchen is too complicated for the design concept and the U shape with the island I would say the island is too small. A more simple L shape and larger island I think would work better. CK

Hi & Tnx. The house is a wee 2 up 2 down Victorian row home, but the floor is not. I don't know for sure as the whole lot has been concreted (unevenly), bar the tiled hallway. It is not concreted well & probably replaced a suspended wooden floor long ago. I would rather avoid having to dig out the concrete if possible? S

There are load of ways this can be laid out and so you need to spend some time with a design professional working out what you need rather than assigning purposes to the spaces you already have.

I think Rinked has had the same thought as me and felt the living room needed to be bigger so I offer one possibility.
