Floorplan help please

Hi, im currently considering buying this property, however the extended dining/family room is very dark. Does anyone have any ideas on how to create a more family friendly layout with hopefully a toilet as it does jot have beiugh understair space for one! thankyou

Knock through dining into kitchen. Insert toilet and utility into the darkest middle space (where it says 7.21 on your pic) and then have one of the floorplans that many others have already done and you'll find on here with a quick search.

You could create an ensuite by borrowing space from the second bedroom, accessing it from the master. I would create one large luxury family bathroom by joining the current bathroom and the adjoining room into one. If you don't want to lose a room, you could swap the purpose of the two rooms, creating a medium sized bathroom and a small box room/study (expensive for some benefit). Lastly, if you really want to maintain the number of rooms but gain a bigger bathroom, you could move the family bathroom to the bottom, right-hand room, if plumbing allows. Hope this helps.

Dear Éilíse Sullivan, the mahogany wardrobe looks like a great project! The image is too small for me to see the details of it; it looks like has glass/metal door at the top part and design details on the draws. If you send me a better quality image and with the door closed I can visualised it for you in any other colour you like if it helps. Replacing part of the furniture (glass) with solid panels covered in wall paper or fabric, using decoupage for the inside of the drawers or muted colours on the outside and brights on the inside ... are all possibility depending in which room you want to place it and what you are going to use it for. Are you going to do it for yourself, just for fun or to sell/present? I would paint the back panel in a darker colour, also the inside of the wardrobe part and all the horizontal and vertical straight lines to frame the different units: draws, 'open shelf' cabinet at the top and door. I would go for wall paper on the inside of the draws, something sympathetic with the darker tone on the back panel ... the handle can stay or be replaced (I need a closer look); they can really give a wist to the furniture if changed. For the choice of colours ... it really depend on where it goes and what you want to do with it. The room's images you posted are quite different in style. You could try to 'blend' the piece in to the room's design scheme by choosing complementary colours or go the opposite and bring in a bold statement. I like bold statements! Hi Sheona, No problem at all, I love doing them :) Glad you liked the previous plan, I know the feeling sometimes when you have been looking at something for so long it is impossible to make decisions :) I had a think last night about your other question about putting the utility near the kitchen. I can up with a few changes. I'm not sure if it is possible as I only had the plan to go on, but I thought I'd send it your way and it might help. My idea was to move the entrance to where the old utility room was, then put the new utility beside the kitchen in the old entrance way. I combined the old bathroom to make a bedroom, added a toilet and increased the side of the Den. Hi everyone, Love this page and how amazing ye all are to solve a design problem. We have an old cottage with extension. Cottage is the large room at front 4.5m x 6.3 and extension is everything beyond 6.3 x 7.5m. There will be 3 bedrooms and bathroom upstairs, 2 above original cottage. We have redone roofs and floors, exterior doors and windows over time, this is a lengthy project as the funds just aren't there to do it all in one go. My issue is the design, I am looking at it every day for almost 2 years and keep changing. There is a load bearing wall at the back between two rooms. Services really need to be at back as cottage is very thick stone walls and would be nightmare for these self builders. The original layout has kitchen in the middle and bedroom out back with bathroom. We need a bedroom downstairs as 3 upstairs and we need 4 as 5 of us, too big age gap between boys, 14 years. There is a cottage next door to the right hence lack of windows there. There is a steel beam, dotted line to make space bigger. Please help. Major changes might not be afforded as we might never get it. Thanks

Yes agree with the above comments. You could create a utility/WC at the back of the family room then knock through into the kitchen to create an open plan space.

Could the cupboard next to the kitchen become a downstairs cloakroom or is head height an issue? An obvious toilet in the middle of the living space is not ideal. Taking down the wall between the kitchen and dining room might give you an option to tuck a toilet in the top right corner of the kitchen using the cupboard space. If the kitchen is redesigned to move down and across you might hardly notice the loss of space.
