Help with floor plan

Hi everyone,
Love this page and how amazing ye all are to solve a design problem. We have an old cottage with extension. Cottage is the large room at front 4.5m x 6.3 and extension is everything beyond 6.3 x 7.5m. There will be 3 bedrooms and bathroom upstairs, 2 above original cottage.
We have redone roofs and floors, exterior doors and windows over time, this is a lengthy project as the funds just aren't there to do it all in one go.
My issue is the design, I am looking at it every day for almost 2 years and keep changing.
There is a load bearing wall at the back between two rooms. Services really need to be at back as cottage is very thick stone walls and would be nightmare for these self builders. The original layout has kitchen in the middle and bedroom out back with bathroom. We need a bedroom downstairs as 3 upstairs and we need 4 as 5 of us, too big age gap between boys, 14 years.
There is a cottage next door to the right hence lack of windows there. There is a steel beam, dotted line to make space bigger.
Please help. Major changes might not be afforded as we might never get it.

Hi Gilluan I think either could work but it depends on the layout of your new room. if there is a distinct divide between the two spaces then you can separate the floor coverings. It certainly makes the living area feel warmer and more cosy if you have wooden flooring in that space. Equally a tiled floor is far more practical in a kitchen. And also there is some original tile left and I was toying with the idea of tiling over that strip all the way to the wall to create a small corridor of tile as you come in the front door for the 'hallway' that once was, to add interest and a sense of separation between kitchen and hall because the door opens into the kitchen directly which isn't ideal (we had to do away with a small pocket door and partition wall there.) and then do the rest in marmoleum. Would this look weird or should I just do the marmoleum throughout?

hi all, i'm finalising floor plans for single storey new build. We like the layout generally but there are a few niggling things that we need advice on. 1. The sliding door /patio doors are in the family room- there is no door out from kitchen. Would people recommend having this in Kitchen OR Leaving it as is in the family room. 2. The hotpress /linen store size? is it too small? and also it's position accessing through utility. would people recommend this or not? 3. The exterior look has a mono pitch roof on the kitchen diner family room- would people recommend full height in kitchen diner and then reduce for family room? or vice versa. 4. The width of the kitchen family diner is 4.8m- is this enough to allow for island or should we consider going to 5m deep? 5. In general the house is North facing, do people feel that we are maximising light through use of windows and position of living areas? ( that's v general question-but i feel more could be done) I'd appreciate all opinions advice as I really don't want to make any obvious mistakes that I'll regret. thanks very much.

Hi all We have recently begun renovations on an old cottage that had been extended a couple of times by previous owners. The house had two large chimney breasts that have been removed. One of these was between the kitchen/ living room, opening up this space and then the other chimney was between two bedrooms. As part of the chimney removal in the bedrooms we were thinking of moving the remaining dividing wall back making the front bedroom larger as gets better light and then the middle bedroom would be more tv snug/ office/ guest room. Any thoughts on this or the plans in general, just seeing if it is the best layout before we go too far. Thanks
