Hi. We had an extension 4 years ago and whilst we love it and it works well for us, if we were to stay long term we might need to consider a change to make the kitchen larger. We possibly wouldn’t need a shower room and only a toilet as we will have a loft conversion at some point so would already have two showers. The utility is currently on a corridor which works ok but could be altered. Also, the area with dining table and snug is the other way around to utilise the log burner.
I would welcome any potential ideas of how to change the section of the plan circled.

I am thinking of how to make the kitchen bigger going into that space? A separate utility/wc is a good idea though. Some of the store could be utilised too maybe we actually have a pantry built in there currently as it’s only about 3m from kitchen peninsula.

HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way.

I would go with what the architect suggested. That was my immediate thought and also means that you will get light into your living area all day since the kitchen would be at the front and the living room at the back. It will be a nicer space to live in. If you really can't face bedrooms at the front though could you do something like this? It clearly isn't to scale!! You probably sacrifice a bit of space in that smallest bedroom but gain much more liveable floor space at the front of the house. It also gives your husband the open pan area he likes. It does sacrifice a separate entrance way though. I'd also shift the bathroom wall out and steal some space from the utility room so that you have a larger bathroom.

I would definitely go for a larger kitchen therefore a swap. Also if structure allows to remove this little bit of unnecessary wall by current kitchen entrance would make the space more open.( I think in the other plan I see it is happening?) the outside door swap for a window is a very good idea in my mind.

Hello nicnoll, Another idea could be to have a wall light that is all about the bulb! A few links to both ideas.... Copper is good too... One other idea... have a rose with multi flex wires... centralised where the current one is.. Then choosing cable/flex and lengths.. run them along to where you want.. either along ceiling.. in loops with hooks to loop round and fix position, so then excess becomes a drop pendant to add something lovely.... Or you run them in loops across the ceiling to the opposite wall and have a wall light fitting but the electric cable comes from the one ceiling point. So less to do wiring wise.. What if you shifted area of utility over to narrow the toilet going the other way then put utility in store? Then where the utility currently is have more kitchen cupboards to flow into existing kitchen?

Also not sure it’s a load bearing wall. It was the back of the original house, but it feels and sounds like a stud wall now.

Could you move utility and wc into store, remove all the internal walls in that area so you create a longer kitchen incorporating that space.

Wouldn’t fit and I use the store at front for bike storage and tools. I use around a third of it currently for a pantry

You could move the door to the utility to access from the dining room to get an extra run of cabinets in the kitchen. I suspect that would not resolve your dilemma as I suspect the kitchen feels enclosed and a bit cramped. Rejigging the utility and bathroom are going to be very costly and I’m not sure it will give you what you want unless you move both utility and loo right back toward the stairs and store and access the store via the loo. Those walls look structural and if the are the original back walls they are structural irrespective of how they sound - so costly to remove. A third and cheaper option would be to swap the dining and kitchen.

Thanks. We currently have the dining at the back as a kitchen diner and where the dining table is on the plan it is a snug/living area to utilise the fire. It’s a nice set up but would prefer not to have a door going into that space. The utility space originally was closed off but wanted to be able to access the back of the house from the hallway and have natural light coming through which is what we achieved. I might change utility space to a run of cabinets built in fridge freezer etc to tie in with kitchen and then move utility to store - if that works in terms of water etc.

Are there any tall units in the kitchen right now? (as shown in blue)

No because there wouldn’t be much space between those and peninsula. It is tighter than perception on drawing. I am thinking of making peninsula and stretch along wall 300mm longer and utilise cupboard space on back of the island for more storage.
