Design Dilemma Renovating

Remodel and extension…ideas needed please!

Hi, we are house hunting and have viewed a house in such a great setting with stunning views and a great garden but the house itself doesn’t currently offer what we are looking for in terms of internal space/number of rooms.

Any ideas on how we could create the following by remodelling and/or extending would be greatly appreciated:

- 3 x upstairs bathrooms

- better proportioned/larger main bedroom

- kids playroom/2nd living room

- large open plan kitchen

- larger utility room (space to leave several clothes airers in use or some sort of clothes hanging/drying space instead of a tumble drier)

- hallway from which all downstairs reception rooms can be accessed

Garage needs to be retained as a garage (or as much of it as possible).

Side access (narrow) is on the ’drawing room’ side of the house and via the garage.

Existing floorplan shows layout and dimensions.

I don't want to sound negative but in light of the fact that you would wish to change/extend so much of the house I would be tempted to keep house hunting. It is not impossible that you might find something closer to the layout that you are seeking to create. Everyone wants to put their stamp on a house but it's a slow, expensive and messy process.

It sounds like you want 55square metres of additional space, and with internal upgrades will end up with a bill of at least £200,000. If that is possible then you need to put a large extension at the back

Thanks for the feedback, we had something similar in mind. Would you suggest bringing the door out to the front? What about the windows either side, we would think about replacing maybe in a different colour, possibly grey, and add some cedar cladding to the house front and paint walls grey. We are also toying with the idea of bring double doors out to the front with arclight over head and then to add coving around the windows with arc that mirrors the arc light to try and soften the whole angular look to to the front. Hi catbox/emerald18 - your kitchen is absolutely stunning - I love it - mostly because your style is the same as mine - only the tiles I've chosen are Henley Cool from Topps Tiles (sage green/blue). I've also had a few moments of indecision but I've had a picture and sample of the tiles pinned up for months and I still love them. I'd chosen matt slab style kitchen door fronts but I might be convinced by your photo to change to Shaker. I am also going for the wood worktop but can't decide whether to have a Belfast sink or not. What sink did you choose? I also can't decide on a splashback, but like white painted brick + something more cleanable by the sink and hob. Once again, I love love love your kitchen - I'm pinning the photo of it up with my tiles picture in case I get future wobbles about my dream kitchen

I think it looks great so far. Many of the ads for claw foot tubs, and magazines, show them with encaustic/cement tile and plain white surround. Also, you did something creative and attractive with the tile layout. I love the nickel shine of your clawfoot legs too. If you can maybe get a corner shelf on one side of the wall, you'll have a place for soap, candle or bubble bath. And maybe hotel towel holder on another wall to get the height up. Congratulations and thanks for sharing.

Thank you - that would be the common sense approach! The house is walking distance from our children’s school which is another big tick and can’t help thinking you can change a house but not it’s location. Really torn! We’ve done building work before and it was so worth it but the costs now compared to then are extortionate.

Very true it's not called Location Location Location for nothing. Maybe you could stage the work or get your hands dirty? I would get lots of quotes for what you are proposing. Good luck with it, it sounds as though you have fallen for the house already.
