Review of house plans

We have had initial plans drawn up by an architect, but we just feel we're not quite there and we're really keen for someone else to review the plans for us. We can't afford the time to start again, but what we're after is just a review of the proposed plans, a fresh pair of eyes. We'd like someone to look at them and say, have you thought of this or that. Is there anybody out there offering this 'review' service? Thanks

You could add the plans on here for people to comment? Hopefully someone like @Jonathan will pick up

I’d also mention what your concerns are, your wishlist, and number of people (inc age of kids if applicable) living/working in the house etc

A lot of people post on here with their architects plans for feedback

If you want a professional, depending on your concerns, you could try OnePlan on here. I’m not sure if it’s a service Karen typically offers but may be worth a chat

This can be a really overwhelming time as there is so much to look over and you don't want to make any costly mistakes.

At The Living House we have a service called our Power Hour. It is a focused hour with 2 designers to talk through any questions you have, and give you quick answers to help you move forward. We could use the hour to look at your floorplans and talk through the pros and cons of taking walls down and opening up the space. We could look at furniture placement and flow, and anything else you would like to cover in the hour. You could then take this back to your architect to review and ensure it all works structurally. As you say a fresh pair of eyes looking over and offering advice you may not have considered.

A few things I would change from experience...instead of a single and double door I would spend the extra money and put in a bifold corner section...would open up the space so much more. as for the kitchen...completely flip your design...put your breakfast bar closer to the window...make it large and multipurpose with the hob in it and then put your main band of cabinets either left, right or behind? We have recently restructured our existing cabinets to this layout and put in new countertops and it works far better than before!

If you are worried about the hallway being dark why not have a fully glazed door into the open plan area at this bottom of the stairs. This would allow you to see straight through the house when you walk in the front door and make the hallway feel much brighter and less closed in?

A kind of a pool house room in a coastal Florida home

We had an unfinished 12 x 50 space on the first floor with multiple glass doors opening to the bay on the N and the pool and pool deck on the E. We added a large bathroom on the W wall, and created a huge 12x 40 room. with a bunch of 9" alcoves wrapping structural pillars. We are planning to use it as a pool house/rec ping pong/ seating etc. Trying to figure out best options re filling in the alcoves and furnishing it. My wife doesn't feel that simply putting a net in the middle and having a skinny indoor pickleball court is good use of the space :D

Hi Sheona, No problem at all, I love doing them :) Glad you liked the previous plan, I know the feeling sometimes when you have been looking at something for so long it is impossible to make decisions :) I had a think last night about your other question about putting the utility near the kitchen. I can up with a few changes. I'm not sure if it is possible as I only had the plan to go on, but I thought I'd send it your way and it might help. My idea was to move the entrance to where the old utility room was, then put the new utility beside the kitchen in the old entrance way. I combined the old bathroom to make a bedroom, added a toilet and increased the side of the Den. As I said, these are just ideas and I have no idea if this is possible but hope it helps :) If you have any questions, please feel free to reach out to me :) Good luck with the build

I just had a look at the Power Hour. I might use it in future. I had no idea a service like this was an option. Great idea.
