Should I switch bedroom and bathroom around?

Hello,
Before I move into my new home, I would like to get advice/opinions on moving the bathroom and 2nd bedroom around. I've attached the current layout and my proposed new layout and would like to maximise space.
I think the current bathroom is disproportionate due to its rectangular shape and the second bedroom is on the small, cosy side. Do you think it would be expensive to switch them over, to create a better sized bedroom? I've also attached the downstairs layout so you can see the amenities under both rooms.

Does bedroom 2 have built in wardrobes as in the photo?

Ie if you moved those to the door wall then that would give you a much better space with the bed head against that wall and not be so close to the door.

Is the bathroom very big?

Could you possibly get two ensuites out of it instead???

So you keep them where they are but access them from each bedroom instead or would you need guest access?

All the plumbing looks to be over the kitchen so you may struggle with the WC on that far right side.

Best to check where you soil pipe runs first.

We are a terraced at the front over 3 floors and you should see the plumbing for the loft room - it's ridiculous. It sticks down into one room then goes back to the chimney wall then back under the floor across two rooms then outside then goes back through two rooms again 😂 honestly. Not sure who came up with that idea but it's to say that plumbing can be done anywhere but it can be costly and I would only recommend if you can get the right drop needed so you don't have overflow issues (speaking from experience 🙈)

Also - do you need a larger second bedroom? Ie is it used permanently? Could the bed be put against a wall to make more space if it's just a guest bedroom?

Alternative possibly is to make the main bedroom larger to compensate as well. But it depends on your reasons for the room size ☺️

Tastes change with time - and fashion promotes the latest trends so that eventually what ever you choose could look dated... It's what keeps business going - so maybe only tile where it's needed... Personally, if I were choosing for myself, I'd choose plain white in the largest tile with absolute minimum grout as I hate when the grout looks old / grubby as always happens . Then I'd add colour with towels that could be changed to give a different feel when I fancied a change if you see what I mean ! That's my taste - yours could be totally different ! There's loads of beautiful pics on Houzz - best idea is to do a bathroom search and see what appeals to you ! Then think is it practical ? Can I afford it ? Will it suit the house ! If you are doing the floor too - adding underfloor heating is a lovely way to keep an ambient temperature and- let's face it - it's kinder on bare feet too !!

Hello Edel, Well you are in the fortunate place having a loo and shower downstairs.. I am sure this might become useful when the boys are older.. So if you wanted more wardrobe space.. This doesn't have to involve wall to wall cupboards.. You could have free standing wardrobes.. A bigger bathroom would mean you could have double wall hung sinks and large walk in shower and a separate bath.. Wall hung loo as well.. Or possibly you could create a wet room style shower and loo and separate walk in closet.. accessed from your bedroom. Keep a bathroom next door.. Hard to tell if any of these ideas could work without a plan.. : ))

Hello Emma, What about if you were to have the study room as a study/bedroom... You can buy beds that slide out from behind a book case or shelves for example.. A double would fit and then why not consider making the walk in wardrobe slightly smaller in favour of a dual access En suites.. If you were to divide the room in half.. Have sliding doors from both sides ie current side and from study side.. You can divide the slightly bigger en-suite room and situate a small shower, back to wall loo and small wall hung sink in both sides.. With back to back plumbing. Then you can sell the property on with the idea of two possible bedrooms.. or as a study with it's own shower room for guests that stay on occasion... Small bathrooms can be just as spectacular as spacious ones, but at any rate it gives you more options as there is a full sized bathroom anyway.. : ))

If it was me, I would centre it and only silicone the back. I understand your concerns about water going down the side. Realistically, though, as you will only be washing your hands and maybe teeth in it, there is unlikely to be much water gushing about. To detract from the fact there is not as much space on either side of sink, I would have carpenter either wall mount or put legs on the cabinet so there is space underneath and the unit doesn't look too chunky!

Hiya! The bathroom is 3m x2m. Next door turned their bathroom into a third bedroom, but thought I'd post a pic to help understand the dimensions.

Yes, bedroom 2 does gave built in wardrobes, which is take out as the water tank is in there and I'll change for a combi boiler.

In the right side of the kitchen is the washing machine, so i figured there's a water point that can be utilised above?

It is costly to move the plumbing to the opposite side and you need to consider the disruption downstairs as you need to move the soil pipe

I think it's more the soil pipe that's an issue rather than water waste as such. But I would first ask a plumber if it's possible before deciding.

We are getting builders and plumbers and everyone in to discuss our plans before we set our heart on a layout.. But everything is possible if you have the £££ 🤣
