Hi all!

I am in the process of buying a 1-bed flat to flip and convert into a 2-bed flat. I have attached before and (proposed) after floor plans as well as a link to the virtual tour of the property. Where would people think is the most effective place to put the kitchen unit? Thanks! Virtual Tour.

There are a lot of cupboards! Could you do away with the one on top of the bathroom and make a door to bed 2 from the hall rather than living space? Would then put the kitchen at the bottom of the living area.

would also think about putting the washing machine in one of the cupboards

You could still put some shallower storage on the wall adjoining the bathroom.

I would also remove the closet eating a corner of the existing bedroom and put the entrance to the bedroom there:

I agree with everything said so far. Would suggest you get built in book shelvers on both sides of fireplace, lift tv into a slot it fits perfectly into (make sure you have power on both sides). Then it will disappear more rather than fight with fireplace as focal point. I am always disappointed with mirrors over fireplaces, they become dark, are to high to reflect much. Plus then you have three rectangles fighting for center stage. I'd say very colorful artwork instead. Wonder if you can reorient tv where the big chairs are so both tv and fireplace are addressed? Color, maybe you should decide on furniture first?

Thanks for your comments. I think we've decided on wooden flooring throughout the open plan space but it's just what we do in living area. We had wanted carpet to get that warm cosy affect. We are considering under floor heating but I understand that can be expensive. I know we can put a rug down although I'm not sure whether that will have the desired warm and cosy feel. The other option is to fit carpet in a rectangle or circle shape in the living area. Just not sure how that's going to look and how best to join it to the wood so that it looks good. I've not seen open areas with carpet and tiles/wooden flooring...it seems that usually flooring is the same throughout with a rug in the living area. Any suggestions? I attach a plan which shows what it will hopefully look like. The dining table will go near to the patio doors. The sofa will be in an L shape with the back to the kitchen on one side and the other back to the dining area on the other side. Any flooring ideas would be appreciated!

Hi, One of the possible plans is to block off the window and put tall units with eye level ovens, larder, fridge freezer etc. keep the sink run in a straight line with sink, dishwasher, pull out bin and in the island put in the hob with drawers underneath. Either put in ceiling mounted extractor or a downdraft depending on what stage of build you are at. Hope this helps, we are in Northern Ireland if you but do work throughout the uk. We have just bought a house and the renovation plans are coming together nicely, but the kitchen and sitting room area have me stumped! I love modern, open plan design, so I want to join the both areas to create a big family friendly space. The balcony is a fantastic feature of the house, so I'm thinking bifold doors the length of the kitchen to let in light and join the indoor & outdoor space. But that leaves very little options as far as I can see for placement of the kitchen cabinets. I have attached the floor plan of the relevant level of the house. Can anyone give me some brilliant ideas?

Second the above - I think you would definitely need a different entrance into the new bedroom as if there was a kitchen fire the occupant would not be able to get through kitchen - unless it’s on ground floor of course!

Hi, many thanks for your response! Unfortunately, it is not possible to make these structual alterations to create a hallway! In relation to the second bedroom, the window can be used as an exit point! We would be open and keen to hear any suggestions on how to optimally layout the open plan kitchen and living room based on our after floor plan!

It’s ridiculous for you to assume you can’t make structural changes but you intend to put drains where there currently are none…… which is a structural change.
