Open plan layout ideas please
Hi, we are in the process of purchasing a property and we have some ideas already, as in we know what we need/want to do, however this is completely new to us and we are concerned that we are not seeing an obvious smart design of the layout.
We will be knocking down the walls between the kitchen and dining room to make an approx 35 sqm area to accommodate kitchen/dining/seating area for sofa and TV (doesnt have to be huge).
We would like to keep where the patio doors area with the potential (hut not essential) of larger patio doors/bi-folds. We want as much light as possible.
We would also like to move part of the wall between kitchen and the Wc/utility area where it juts out and move back towards kitchen to make the utility area wider where we can extend the use down to the WC door, so we would lose a little space here but we would love a larger utility area.
We are open about kitchen layout but ideally not to move plumbing etc but if we like the layout we would consider it.
Any suggestions would be massively appreciated.

Comments (1)When you get rid of the brown leather furniture, I suggest you again get a sofa and 2 chairs as they will offer you more flexibility than a sectional sofa. You may even have space for a sofa and 4 chairs, or sofa and 3 chairs. It totally depends on your space and layout. Your choice for your sun room furniture should complement the living room, but be somewhat different. You may want to use lighter colors in the sun room section and more plants. Comments (2)I think introducing an angled wall will not give you anything other than something a bit different. We have this in our house and it is difficult re positioning of furniture etc. You are also limiting what you can do it the kitchen, ie removing a wall of presses or increasing the cost of having custom made to fit! You have lots of space so I would leave that as it is. I dont know if you have kids, but think about how you will use this open plan space as they get older and you need more privacy! In relation to upstairs I like the idea of the Jack and jill but prefer the layout of the master bedrooms in the original. That is a really big dressing room compared to the size of the bedroom, but if this is what you wanted go for it!...See More- 3 years ago

3 years agoObviously this is not drawn to scale so you will need to make sure that the individual interior spaces meet your needs. The thing that struck me about the current layout is the lack of hallway (very small). As someone who has made do with a porch that leads straight in2 the lounge for years (there is only 2 adults in my home) I can tell you that this arrangement isn’t going to be very satisfactory for very long, especially if this is a family home and/or there is a pooch in the mix, so I would recommend considering addressing this as part of your plans. Depending on how much office you need there is also potential to cut out some space for a coat and bench area adjacent to the WC. I have closed off the side exterior door in this plan but I dare say there is argument 4 keeping it as a family friendly entrance to ensure your front hall area is kept really smart. I also made the conscious decision not to remove the solid structure between your kitchen and new open plan living/dining area. Like so much at the moment, construction costs have skyrocketed so I wanted to present an alternative, although of course, reintroducing a hallway will divert funds away from your original intentions anyway so it’s all swings and roundabouts.
