Access to garden/proposed new kitchen layout
I am seeking advice on a proposed layout for my new open plan kitchen/dining/family room. I am struggling with how to access the back garden? Current access is via the side of the house, down 4 steps, round and then down 3 more (house probably raised by 5ft in total). I am keen to change the back windows to a sliding door of sorts, but with limited sun there I don't want/need a huge decking area there. Any advice on any/all of this gratefully received - or pictures of anything similar would be massively appreciated! Thank you

last yearI think a deck may well be the answer. Have one or two of the windows changed to sliders. Then build a deck under the sliders creating a patio and then steps down to the rest of the garden. Now decking doesn’t last long unless it’s composite or hardwood but I can’t envisage anything else that would work?

Comments (9)HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way....See MoreURGENT Please help with Kitchen Diner living layout
Comments (5)The long black one is the back garden door way.The smaller one on the same wall is the door way leading to extension;s corridor. The black square at the front is the door way to enter the room. The white squares are the supportive pillars for the back wall and the long one is the chimney breast. Comments (3)Hi - its such a big and important project, i really think you need to sit down with a good kitchen designer and fully tease out your requirements and then look at every possible layout option. by sitting down with someone, they will draw each possible layout to scale in front of you and that way you will be able to see the pros and cons of each design. it makes decision making much easier best of luck with the project Barry...See More

last yearWhy not have two sets of bifolds but have a Juliette balcony outside one of them. The other could have a 1.2m deep step then further steps down to the garden leading eventually to a patio in a sunnier part of the garden.
