Can we build a 2 storey side extension to this diagonal corner semi?

This is a google earth shot of the wholeplot - you can see small back garden and big front one. We'd like to build a 2 storey side extension and also demolish and rebuild the single garage. 3m would come to the edge of the deck. We'd prefer to come out further but even a 3m deep extension would extend beyond the line of the front elevation of the detached house next door. The other half of our semi lies on a different road. There is a long high hedge along our boundary. I expect this would not be covered under PD, but would a e.g. 4m deep extension have any chance of getting planning permission? Anyone any experience of this? Thanks so much for your advice.

Seeing the aerial view would a two story extension across the entire front of your property give you the space you need ….maybe kess objections…worth checking with buikding control too…

Lots of ideas....couldn't resist adding my two cents. i copied your photos and did a little cut and paste- it's messy, but hopefully gets the main idea across. i'd put your sofa in front of the large book case, chair by the fireplace, tv on the stand on the wall opposite the fireplace - so you can either look at the fire or the tv. Someone suggested using frames of one color for your photos - an inexpensive way to do that would be to spray paint them all a dark color-black goes with everything. Since your shelves are a medium tone wood, display things that are dark or light so that they contrast against the wood. Limiting your display items pallette to a few values usually helps to unify things. (I think that's why so many people want to paint the shelves or put inserts in the back to help your nice things read more clearly...some get lost). If you want to "splurge" -you may consider having a carpenter make a few solid tall cabinet doors to provide a visual break in the shelving. I'm showing 3 doors - 1 on the right side of the fireplace and 2 on the left to leave two open vertical shelves for display on each side - with things arranged to frame the fireplace as the focal point. To add some height to your big vases, consider stacking some books beneath them. Enjoy experimenting untill you get something you're happy with - good luck!

The rules may have changed but when we built our extension the wall adjoining our neighbour had to be completely within our own boundary. It looks as if your neighbour has continued along the party wall and therefore half the depth of the wall is on your land. It might be worth getting a chartered building surveyor to check it out as otherwise it may cause difficulties when either you or your neighbour come to sell. If I'm wrong about this maybe a professional on here could correct me. Other than that I think you should make the best of the little private courtyard it has afforded you by using plants in pots and climbers to soften the wall.

not alot happening at the moment, its winter! alotta rain, lotta. but i am bedding down to get this over with and maybe in the spring the spirits will rise once more. i hope so. i would love to feel i was doing something to keep my hopes and dreams alive, i dont see what i can do until the spring. when i bring the topic up, especially to those that moved away and came down this neck of the woods, they say they had friends who felt it was too far too and moved back home. i guess thats how i feel, thats what i want and i just want to be a bit more uplifted, i think rain dampens down things a bit!!! santa Ma Margaret!

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. Thanks for reading my post and for your comment. That's unlikely as it is a semi detached and a front extension would then be out of line with the matching other side of the building. I have never seen a property extended at the front except for garage conversions or porches.

Surely this is a planning issue. Extensions to the front or side of the property are not covered by permitted development. Planning departments will advise. Don't be put off by any initial negativity insist on getting their reasoning which you can then address. I suspect the main concern will be provision for vehicular access.
