Turning 1 bed flat into 2 bed Extension ideas!

I have just purchased my first property and plan to turn a 1 bed ground floor flat into a 2 bed! It is a typical Edwardian end of terrace with a long rear room.

I plan to make the current reception room into bedroom 1 and the current kitchen into bedroom 2 and then turn the rear room into a kitchen/dining/ living.

I have a shared access path alongside the side of the house and therefore cannot end to the full width of the property (I can extend by max 1m sideways at the back).

I have a max. budget of £30,000 for the build, excluding the kitchen itself - I was wondering if anyone had any ideas of ways to maximum spend and space! This is where we're going to be spending the majority of our time so I really want to make the most out of the design.

Is there a reason for a second bedroom? I ask as given your budget and the current increasing costs of materials might put a full extension out of budget. Given that, I also note that your current combined kitchen lounge area is larger than the bedroom, so it may be more within budget to think about the layout of these 2 rooms. I see that the current bedroom has an attractive outside aspect. If the kitchen is reconfigured you might be able to achieve this from this room with double doors located next to the gate. If it is possible to knock through between kitchen and lounge you could achieve an open plan or almost open plan in this area with the outside aspect. Some food for thought.........

A run of full height combined with full upper cabinets could contain fridge, cooker and sink. A better thinker than I would be able to work this out. It may give you space for an island with dining or a seating area (one side built up against the wall with additional storage) with dining table and flexible seating on the other side.

fragle0 ... congratulations on the new addition to your family. Have been following your lovely changes. You probably won't have time to work on the decor for a while. Just wanted to suggest that you try pulling the nesting tables forward to be more in line with front of the chairs & placing your floor lamp to the back of them. This will give a bit more light at night for reading in that area.Also switching the plant by the fireplace & the one on the corner by the sofa.

Hi there, How about a very pale blue? I know it's for both a boy and girl but pale blue goes well with pink. If you get a bunk bed which can be split into single beds, then on the girl side you could place metallic gold stickers on the wall or pale pink and on the boys dark blue. You could get polka dot bed sheets pink for the girl, blue for the boy or go completely neutral and go for green. Place a small desk or bedside table with a nightlight on top, maybe get their names on the wall above the bed too, or a shelf on each side with their favourite items on top. So much possibilities. not alot happening at the moment, its winter! alotta rain, lotta. but i am bedding down to get this over with and maybe in the spring the spirits will rise once more. i hope so. i would love to feel i was doing something to keep my hopes and dreams alive, i dont see what i can do until the spring. when i bring the topic up, especially to those that moved away and came down this neck of the woods, they say they had friends who felt it was too far too and moved back home. i guess thats how i feel, thats what i want and i just want to be a bit more uplifted, i think rain dampens down things a bit!!! santa Ma Margaret!

Hello Houzz Ireland, We are currently renovating a 1960's build - so as you know, there is a lot of decisions to be made!! So it would be nice to get some gems of advice from the experts to help us through this daunting task. Areas where we would really like some inspiration for - small bathroom downstairs. I would really like to do something fun with this room and although small, I think it could work really well with some funky wallpaper or possibly tiles?! I'm just not sure what to do with it. Also - pulling a whole house together?! Where do we start? We have the bigger pieces of furniture but how do I know what nest of tables goes best with a suite? Or what accessories will bring a room together? I'm due a second baby in 2 weeks time so any help at this stage would be so amazing - to guide me on the right interior design path for our new house. My main reason for wanting a second bedroom is because we have a lot of familg members who come and stay often and both myself and my partner are working from home so would love the extra space for a proper desk also!

Love this idea of flipping the rooms though, if I wasnt set on the extra space I would definitely do this! i was thinking maybe a small extension like this with the lounge space in the extension then kitchen and table in the current room… but unsure if this would still be too tight on budget?

Appreciate that a long room wouldn’t be preferrable but its the only way i can think of gaining the space within budget.

I would swap the kitchen with the back bedroom and perhaps add a sun room with a solid roof on the back it would be in keeping with the history of the house and usable all year round. You can get pre fabricated buildings which are more reasonably priced.
