Hi, looks like a much better layout that should flow better. My only comment would be the entrance to the kitchen via the dinning room and around a corner, just thinking about lugging shopping through the house, will this door work better than the current entrance to the kitchen? Only you know how your family works. Do you bring the shopping in and put the bags on the dinning room table to unpack or carry them to the kitchen floor?

It looks like you are almost halfing the size of your living room, ending up with 2 small living spaces, they might be so small they are unusable. I don't see any measurements though. Can you put them on.

Mrs homeowner, that is a really good point. At the moment there are 3 doors which go to the same location so trying to cut down on doors going to same place. But I will look at this.

Ellie, again I guess without the measurements it’s hard to tell. So the 2 long rooms are currently 7.5m by 3.7m. The living room would become about 4.5m by 3.7m. The room at the front of the house was potentially now a home office. The space is really vast!! Hence it needs to have more room to actually make it usable space which has a purpose.

Couldn’t you take shopping in the back door? I don’t know if your kitchen area is big enough as you’ll lose quite a bit of the wall space you currently have. Have you tried planning where all the units and appliances would go?

Hello hedgehog we have planned where the kitchen cupboards would go. Currently the kitchen is 3.48m x 2.69 but the only thing we are sure about is knocking the wall down between kitchen and diner. We are hoping to have a utility so some of the appliances will not be in the kitchen

If we look at the walls and windows and I’ve included the front door, french doors and windows. This is the the plan we would have including sizing

Am thinking about Ellie's point around room size reduction. Whilst you have the opportunity to think this out, would another way to go be to have a full size cavity or pocket doors (a double set?) between the proposed study and dining area to keep the space flexible for future needs? Or the same idea between the study and the lounge area so the space is expandable in that direction as an alternative? I'm thinking not the dinky one's usually used but real solid full wall height that could slide away fully flush into the wall. When one has a large space it always seems nice to break it up a bit as it can be overwhelming to furnish but once the walls are in place open spaces could have an appeal you didn't realize you wanted.

Yeah we did also consider this, the only thing which put us off is that room to the front of the house would be a home office. As well as the wall that the double doors would go on would be the only flat wall in the room 😂. The office would still be around 2.5m x 3.3m which I don’t think is a small space?! The floorplan doesn’t do the space justice of how big it feels. We don’t want a fully open plan living like it is now as I think it actually makes the house not have any purpose for any of the rooms. I don’t like the walk flow of the house atm. So really wanting to get the most out of the opportunity to give the house the best layout out possible without having to spend 100k to achieve it. We are trying to work out if we have come up with the best option or are we missing something which could be key.

Kazzh as that wall will be a stud wall, we considered putting doors in, in the future of our needs were to change for the space. So it’s definitely crossed our mind. The room behind the living room that we have purposed is also a lot bigger than it looks on the plan. The french doors on the back of the house are french doors with windows either side as per the picture

It doesn't have to be both walls as pocket - it could be one or the other which would give you two walls in the study.

I don’t think I explained very well, I mean it’s the only wall in the dining room. As for going into the living room we wanted a seperate living room space which was cut off from the open plan living I guess you actually could call that more of the snug, somewhere to watch films and chill.
The wall into the living room is actually the old exterior wall so two beams would be required to open it up. Also, what you don’t see on here is, currently the middle wall has a log burner on it which means there is a chimney breast. We are looking to turn it around to be in the living room. Would this mean also that you’d have to go through the office to get to the living room? Otherwise you will have two doors into the living room…

I'd switch the snug and lounge places. Assuming you were keeping windows as is, the lounge at front would have one small window but I'd rather my snug had the one window and the lounge with the doors.

Also, I do think 3.4 m is narrow for a living room, but that's what it already is..... Have you tried bringing in your lounge sofas to see what it would feel like if it's length was reduced, you'd be able to do that easily to see how you coul position your furniture in the space.

Hmmm the lounge actually will have 2 windows and snug 1. The floorplan the estate agents done didn’t include the window. If you look on my latest plan I added the window.
Yeah it isn’t a huge living room but it also isn’t tiny. Yeah we have a sofa in there now and the tv will be up on the wall. Unfortunately with the money we have we cannot extend atm. But if I had the choice I would extend it by 1m. I also have compared the living room sizes to other uk 4 beds and seems very similar to most people’s. I personally don’t like king rectangular rooms hence trying to get rid of it. 😊

Apologies for the furniture as we’ve just moved in and haven’t bought stuff for here. But our sofa is quite deep being 90cm and I still think it looks like a good size room for a living room 🤷🏼‍♀️ it will be about 4.5m x 3.4m. Unfortunately that is the extension the previous people done

you could always try putting up temporary ’walls’ where you think you want them. Either some kind of sheet material or even hang some curtains. that way you can see how furniture would fit in the space and live with it for a couple of weeks to see if it works for you.

make sure whatever ’wall’ you use is opaque so you can see how much light youll get in each divided space.

even if you end up spending a couple hundred on sheet material, I think it would be worth it to feel confident spending thousands on the actual walls and knowing youve got it right.
