Two storey extension or loft?

Hi,

Hope you are well & keeping safe.

Below is the floor plan of the new property that we bought and planinng to add a fourth master bedroom with ensuite and an open plan kitchen extension of 6x5 meters.

We are unable to decide if we should build a loft or a two storey extension. A two storey extension will be cost effective & improves the rear look of the property but will compromise the natural lighting for Open plan kitchen & the third bedroom.

Can you please share your experiences if you had a similar situation and any advise to help us decide will be highly appreciated?

A single storey 6x5 extension with a loft conversion will likely cost a lot less that a double storey.

However my advice is that now is the time to think about a cohesive design of the whole house and spend your money on a really good design led architect. They can properly advise on where to invest the budget, especially with such a large scale revamp. Good luck!

The rules may have changed but when we built our extension the wall adjoining our neighbour had to be completely within our own boundary. It looks as if your neighbour has continued along the party wall and therefore half the depth of the wall is on your land. It might be worth getting a chartered building surveyor to check it out as otherwise it may cause difficulties when either you or your neighbour come to sell. If I'm wrong about this maybe a professional on here could correct me. Other than that I think you should make the best of the little private courtyard it has afforded you by using plants in pots and climbers to soften the wall.

not alot happening at the moment, its winter! alotta rain, lotta. but i am bedding down to get this over with and maybe in the spring the spirits will rise once more. i hope so. i would love to feel i was doing something to keep my hopes and dreams alive, i dont see what i can do until the spring. when i bring the topic up, especially to those that moved away and came down this neck of the woods, they say they had friends who felt it was too far too and moved back home. i guess thats how i feel, thats what i want and i just want to be a bit more uplifted, i think rain dampens down things a bit!!! santa Ma Margaret!
