House extension

We need some advice. We are planning to do a 5m long by 5.90m wide rear extension. We want an open plan L shaped kitchen space. Originally we wanted to do a pitched roof but out surveyor recommended a flat roof with a lantern window (dimensions of the lantern window 3m by 2.5m). We are not convinced it is the best solution. We are worried that such a big lantern window will make the room very cold during winter time. Could you please recommend what is better in your opinion: a flat roof or pitched one, a lantern window or a rooflight? If a lantern window is good what size would you recommend to still keep the room warm? Does anyone know what the percentage of extensions are done with a flat roof with a lantern window compared to a pitched one? Thank you for all your feedback.

hi,

you are planning quite a big extension. this is great but the main draw back is the loss of natural light into the middle of the newly enlarged room. by adding light via a roof light or lantern you can maintain the brightness into the space. The use of modern double glazed systems reduces the heat loss through the window and prevents the room being cold. I would also be aware of solar gain created by these large expanses of glass. the best option is to have a low e glass that reduces the solar gain.

I think the choice on a lantern light versus a flat roof light is purely a choice think. lantern lights are nice depending on the interior finish of your home.

look around and see what you like and make sure the final choice on glass will provide you with the right level of thermal comfort.

it is your home so whilst it's great to get professional help, you need to take the final decision as long as the professional can provide you with the right guidance.

surveyors generall dislike flat roofs as they are more prone to problems with ponding, leaking and failure of the roof system compared to a traditional pitched roof. if your extension is large it may not be possible to get the right fall for a pitched roof. shallow pitches tend to be problematic on choosing a tile that will work.

my answer is a bit of a cover all, but hopefully it helps in guiding you to make the right decision.
