Ground floor rear extention to maximise use of garden

Hi, I'm looking into building an extention to the rear of the house and getting rid of the conservatory. It's detached and a 3m full width extention should be possible with current planning regs.

I would like to incorporate a down stairs study, but I'm not sure where to put it, maybe reducing the size of the lounge would be an option.

Does anyone know of any websites that list floor plans to view to get ideas and inspiration from?

How about putting the study in the part of the extension behind the utility room - assuming that you are leaving the utility room where it is. You could even go out a bit further so that the study wall lines up with some kitchen units you have spanning the utility room door with a hidden door into the utility. The utility will still get a bit of light from the door and the study will have a view over the back garden but you can still have a lovely open plan space next to it covering the rest of the extension, existing kitchen and dining room. Then block up the wall (maybe with french doors) to the front room so you can close that room off if you want.

Hi Mally,

@sunshineband34 makes a good point. I'd say you can give a study room it's own character by designing it slightly differently from the rest of extension. The challenge with having the study there is the access, as you will have to design the kitchen around the door, unless you move the utility more inside the garage and put a door to where the existing utility window is. Just an option, but a good start i think.

HI -- gross635 -- Your right to some degree but you can't move the main floor bath to the other side because then that interfers with the floor plan on the second floor. Would not work . I would have loved to turn the whole plan around but it won't work in this case. Added note to what I posted before is to get rid of anywalls you don't need and also not every room has to have a door. Like the one on the lounge and the one at the end of the hall. I would open the lounge up by not having the walls on the entrance hall . As for a closet , there is space in front of the set back powder room for some coat hooks etc. I also question the fact of , if the lounge is really needed. Everything could have been shifted to the front and the kitchen set back , then that would have made a larger dining/familyroom area . But that would have ruined the resale value . So I think moving the bathrooms was the lest and best for this plan. One question I have , is this an English plan ?, because the English love putting doors on every room ?And usually the doors swing the wrong way.

Hi, you have a lovely home! I read through your thread, and I like Dar Eckarts suggestion above the best. I think because of the symmetry of it as an H shaped house is symmetrical, and it would also keep the space looking decorated but still open and uncluttered which is what an entrance should be. Sorry, but I don't care for the bookcase idea in an entrance. I also noticed the masks you have, and think it would be great to decorate the space using them as inspiration. Here is a photo to show you the kind of rug I think would work here.

Jen, are you sure everything is in proportion? I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. As I said, I regret we didn't; our house is great, but it could've been even better!

Hi ! I think this house will benefit from from plenty of toy storage in the main family living space ( assuming this will be in the extension at rear ) as while little ones are so small they need to be in view - so perhaps you could design with this in mind and add a dedicated laundry room near the WC perhaps ? The current play room could maybe be used as a different function ? Do you need a guest room /study perhaps ? For when family members come to stay ? If so maybe the wc could be upgraded to a shower room ? There's lots of things you can do to make this work for you - just write a list of what could make your life easier now and for the next 5-10 years or so ... Some things will evolve or be ready to change by then - so being clever with your designing and planning now should put you in a good place further down the line too !! If this is something you need help with - hiring in a pro might be a good way of dealing with it - or alternatively put your wish list on here and see if you can get some fab ideas from the helpful Houzzers !!!
