Comments (5)I concur with the above comment: Just have archways installed rather than doors - not only will it be more open but it will be less costly... ...tho to open the living room even more, consider relocating the LR fireplace to the opposite wall and centering a larger archway to the hall opposite it - where the fireplace is located now. Comments (12)Hi. I think the overall look is good. Large tiles do make a room feel bigger as the pattern is less busy however I've seen the hex tiles in small bathrooms and they seem to work as your inspiration pic shows. I would probably lose the flowers though if I'm honest. Do you want the window for light or ventilation? Could a decent extractor be sufficient? I'm thinking that back ŵall could look quite busy. Is there any opportunity to change the layout? Moving soil pipes can be a little costly but could the sink be moved although ideally the loo would be hidden round the corner. You can pick up some great looking vintage or vintage style taps on ebay although unsure if the quality of the repro ones, If the layout can't be changed maybe have a corner loo and ŵall hung trough sink and put some storage in on the rhs as you come through the door depending on how you plan for the shower to open...See MoreA new build foundations in we need another view on first floor layout
Comments (1)I'll keep looking at this but at first glance if you are ok getting rid of the bathroom, it would make sense to incorporate into bedroom 2. I would make it smaller (does it need a bath?) And I would enlarge the hot press to allow for more storage of bed linen etc. For bedrooms 3 and 4 it seems hard to fit in an ensuite for b4 without impinging on b3. So my suggestion would be to take space off bedroom 3 and do a small ensuite along the wall where they meet. I know this makes both smaller but by taking the door of b out to the end of the stairs you could move the door of the ensuite to the wall where the sink currently is and that might give more space in the bedroom but it does look tight for a double!...See MoreNew layout
Comments (0)Hi We are lucky to have bought a new house It is very large which we didn’t necessarily want but in great location and properties very hard to come by There are sea views from upstairs What we really want is to have better flow down stairs and upstairs Downstairs takes priority over upstairs Any suggestions welcome We are a family of five I was thinking of opening up the kitchen to sitting room The Back is south west facing which is good The two upstairs offices are not currently used or even plastered They cannot be accessed from upstairs and actually that is ok for now as you can see space is not an issue other that maybe zoning off some so we don’t have to maintain as much My husband also currently works from home and we have a lot of visitors so downstairs bedroom quite handy Sorry for lack punctuation Phone broken Any suggestion on improving layout or flow are more than welcome and appreciated Thanks...See MoreMegan Evans
