Hi Emily. The flooring is the original floorboards sanded back and then soap washed. Do send us a message if we can help with your project.

I think your colors are restful so I would work with those and not pop a color. Maybe some interesting artwork that had some color in it, but I think you should go for a more elegant calm look. By the way, I like the chandelier you have with the fireplace. I think I would paint the lower part of your wall the same blue as is in the top part. Then I would add some black accents in glass and lamps. Curtains that have a sheen or gold thread would be nice.

Hi, I would incline to tiling the whole space in one material. Now, with that you have lots of options in terms of material choices. If you have underfloor heating I would recommend to go for porcelain tiles - they come in wide range of colours, patterns, stone and wood imitations. Marble and wood imitating tiles are very popular and timeless such as calacatta white marble, creme marfil marble, granite, slate. Wood porcelain tiles range from blonde tones, light, dark browns to almost black, zebrano. Porcelain tiles technology has evolved so much over the last decade that an untrained eye can not distinguish the porcelain from the real thing. And if you have children it's so much more practical as well. Easy to clean and maintain. However, if you don't have the option of underfloor heating I would recommend wooden flooring. Again throughout. I wouldn't break the flow with different flooring types. If you have your living room in that open plan as well, I wouldn't worry too much about changing the flooring type just because of it. You can always use large rugs to define the area and function of that space, and make it more cosy. I just completed a project with porcelain tiles throughout. You can have a look at my profile. Old pine floors

We are in the process of filling our gaps with pine slithers (they cam in different widths) You can buy them online. You do suffer from bald/ red knees when you hammer them in and then need to chisel them down so they are flush with the rest of the floor but it really does help. What you can also order with the pine slithers is pine saw dust with resin - you mix the two up and can fill the really narrow gaps which the slithers don't fit into. If you don't mind spending the time doing this I would recommend it yourself (especially if you're worried about costs), depending how big the surface is, and then have someone in to do the sanding. The varnishing you can also do you yourself with a normal paint roller. We also recently had a quote for sanding and varnishing and I think it came to £500 for mid size living room and 3 m length hall.

I would use plants to brighten the space. The hardscapes are all good, they just look a bit naked and grim. It can be hard to make a space pretty but usable for the kids too, but its not impossible. You have a lovely sitting area to enjoy. Plant some lovely feature bushes in that gravel area. You don't need to completely hide the clothesline, but having something pretty and showy in front will create a boundary and the eye will be drawn to the plants instead of the washing. If you can't plant into the soil there, some large size pots will work. Maybe some medium sized (1-2metre) ornamental trees in pots, like citrus, a weeping ornamental cherry, or bay trees, moptop robinias are nice too. They will be compact. You could cluster some pots of herbs underneath or plant them and let them ramble a little. Herbs like thyme and rosemary and lavender will suit the gravel area and the heat and be hardy with kids playing around, the odd bike falling on them or crushing underfoot would be quite okay. bulbs in pots or planted around the edges of the lawn are great value low maintenance and hardy colour. You can get great seasonal variation in your view then. Online bulb stores like tesselar and garden express sell bulk landscaping bulbs at very reasonable prices. You can get hundreds of bulbs for $30-50. Bulbs are great hardy plants that won't be killed by the odd soccer ball either. The flowers may get knocked over or the leaves, but the bulb is safe under the soil. Cheap and cheerfuls like nasturtiums are good value colour that will self seed every season. Also, plant some very bright flowering shrubs behind the soccer net and against the far wall. Maybe some hibiscus? You need something to catch and entice the eye, plant some large flowering shrubs with larger or bright flowers or foliage you will be able to appreciate from a distance.
