Comments (16)Put in a few French drains where you dig a ditch and fill it with crushed rock to help the water drain. In low spots put in some drains [http://www.homedepot.com/p/Tuf-Tite-16-in-2-Hole-Drain-Sump-with-Grate-and-Seals-2HDS-4/203463511] with pipe running to the French drain. You might also need to bring in 10 yards of top soil along with some sand to raise your yard a bit as you're probably right at the water table level. We've had to do all this as we live in the Pacific Northwest in a reclaimed marsh [a nice word for a swamp] where we hit the water table if we dig down 3". We had to put down about 10 yards of top soil along with some sand to raise our back yard. We also dug a French drain along the back to connect to the associations drainage pipes through the neighborhood. My husband has put in at least 3 of the drains in strategic locations around the yard to help drain off the excess water. Our yard isn't perfect, but it isn't the swamp it was the first couple of years we were here. We have to apply moss killer every spring or it takes over the yard. My husband also puts down lime to soften the soil, and help the water drain easier. Comments (9)Thrift shops rule! You can pick up the practical stuff---tables, chairs, chests of drawers, and even upholstered items---and make them your own with chalk paint and slipcovers. Sometimes you can find attractive art. Lamps are also super cheap at such places as the Salvation Army, and you can paint those, too. Chalk paint can be used indoors, as it requires no messy sanding and has essentially no smell. I think you'll also want a rug and curtains. If I were you, I'd use the greater part of my budget on a good rug or two that I could keep forever. Lots of people make their own drapes out of drop cloths, but Ikea curtains are a pretty cheap option. Good luck. Comments (31)Thanks Decoenthusiaste! Yes that sofa is unavailable here and hard to find anything similar in local stores, but I may have one made up! So yes I’m using the images you post as inspiration and hope to find similar items here, I also love the grey Scandanavian sofa ideas you had earlier, and will use them as inspiration to get a lighter replacement. The blind on my window is screwed in place, but I could easily replace it with something that would let in more light, like the top down blinds (which are new to me!). I’m really glad no one has thought the absence of curtains an issue, as light is scarce here & I prefer the no curtains look. I do agree we should move the car to another part of our drive to get a nicer view out. A radiator cover that could double as a shelf would work well I think, I love the bespoke one, how cool! Also good to find out that you can get ones that allow the heat to rise. Re the music centre, I might replace with an iPod doc with speakers as Glo kindly suggested, In meantime I might cover it (and the dreaded TV!) with a piece of framed art leaning from the floor, aware that’ll be another competing focal point, but hopefully a nicer one! Thanks a lot for the tip re dimensions for a piece of art over the sofa and a coffee table, both of which are on my list to get, I would’ve had no clue re this and it’s fantastic to discover that there are certain rules which, if you apply them, can make your room work visually! Comments (20)I think the sofa bed should double up as regular seating. The place is too small to have a guest bed around at all times. Use every item you have and if possible double functions (like stools as coffee tables and sofas as guest bed). Personal note: I used to have a 1p mattress with a cover on it next to my bed looking like a 'sideboard' (because my bed was sideways against the wall it wasn't a headboard). But 25m2 really was too small for any sofa to fit in. I just had one upholstered seat and guests would sit either on my bed or on a dining/folding chair. Another floorplan, with a sofa. I really like this one, because of the open living space. Some bottom-up blinds or a nice window foil halfway up should give some bedroom privacy, yet let in enough daylight (or a low cabinet/bookshelf, like in the second rendering). Add a bench in the 'bedroom' to enjoy a coffee in the morning sun. Bed sideways is not optimal, but it's give and take in a small home.
