Can u give me a cost estimate for this outdoor space- pavilion structure, kitchen, countertops, etc?

Thanks for your inquiry! Each job we do is custom and can vary on price depending on your yard, rerouting irrigation, installing a gas line etc. this particular build as you see it here included pouring a slab, custom stone walls and masonry fireplace and cost the owner approximately $50K. Put in a few French drains where you dig a ditch and fill it with crushed rock to help the water drain. In low spots put in some drains [http://www.homedepot.com/p/Tuf-Tite-16-in-2-Hole-Drain-Sump-with-Grate-and-Seals-2HDS-4/203463511] with pipe running to the French drain. You might also need to bring in 10 yards of top soil along with some sand to raise your yard a bit as you're probably right at the water table level. We've had to do all this as we live in the Pacific Northwest in a reclaimed marsh [a nice word for a swamp] where we hit the water table if we dig down 3". We had to put down about 10 yards of top soil along with some sand to raise our back yard. We also dug a French drain along the back to connect to the associations drainage pipes through the neighborhood. My husband has put in at least 3 of the drains in strategic locations around the yard to help drain off the excess water. Our yard isn't perfect, but it isn't the swamp it was the first couple of years we were here. We have to apply moss killer every spring or it takes over the yard. My husband also puts down lime to soften the soil, and help the water drain easier. He and a friend rent an aerator every summer and do both our yards to help with the drainage as well.

We regularly fit these systems on the houses we do as well as solar panels especially on new builds. we are not a solar company but always advise our customers on these option as they can save you a great deal of money as well as a tax free income. Air source heat pumps Like ground source heat pumps, air-to-water ASHPs work better with underfloor heating systems. If underfloor heating is not possible, large radiators should be used. This is because the heat generated by the heat pump is not as high as that produced by a conventional boiler, so a larger surface area is needed to achieve similar temperatures in your home. Air-to-water heat pumps could be better suited to new-build properties than retrofit - this is because costs could be reduced if the heat pump is included as part of the building specification, rather than having to retrofit underfloor heating later on. Heat pumps can save you more on your heating bills if you're replacing an electric, oil, LPG or coal system, rather than gas. A well-insulated house is essential to best optimise the heat generated by your ASHP - otherwise the heat the pump is generating escapes more easily. Once in place, the heat pump should require little maintenance. Air-to-water heat pumps qualify for the Renewable Heat Incentive (RHI). Air source heat pump costs and savings ASHPs are cheaper than ground source heat pumps. The Energy Saving Trust (EST) estimates that the cost of installing a typical ASHP system ranges between £7,000 and £11,000. The payback period (the time taken to recoup the cost of the system in energy savings) depends on how efficiently your system works, the type of system you're replacing, whether you can get money with the RHI and how you'll be using the heat generated from the pump. The EST says that an average performing air source heat pump in an average four-bedroom detached home could save: between £360 to £555 a year if replacing oil (non-condensing) between £1,200 and £1,805 a year if replacing LPG (non-condensing) between £715 and £1,295 a year if replacing electric heating (old storage heaters). We feel it may be hard to employee a full time Quantity Surveyor/Estimator due to cost/workload etc. The way we work is we will Price the projects/Tenders and add our cost as a small percentage into the project, so if you win the project then you will only have to pay us then.(It’s the client that will be paying our fee if you are successful) If you win the project, we will then do all the Valuations , Variations Etc. for the duration of the project.
